The scope of the project specified included: Flooring, Drywall, Lighting/Electrical, Plumbing/Plumbing Fixtures, Painting, Full Bathroom, Full Kitchen/Countertop/Appliances, Dining/Bar Area, Ping Pong Area, Playroom/Guest Area, Family Room/Seating for 10 people/TV Area.
The client was thrilled with the presentation which included floor plan, lighting diagram, elevations, 3-D color renderings showing suspended ceiling above seating area (see rendering below), cabinetry layout and design, fabrics and finishes. After the client's approval of the layout several contractors were engaged for quotations and a site visit was made. Once all estimates were received the client was given a complete quotation which included everything (including furniture: sectional, chairs, tables, lighting/sconces, children's tables/chairs/chalk board & seating, even the ping pong table).
Although the total quote was higher than the amount questioned for the finishing of the space it did include everything. The quote for construction/finishing without furniture was approximately $33,000. At this time we made many cost-cutting suggestions - proceed in stages, Kitchenette instead of full Kitchen, Powder Room instead of Full Bath, painting the block walls instead of paneling/drywall, etc. None of these options was acceptable to the client.
My philosophy is to present to the client everything they request. Our Letter of Agreement clearly states that if the project does not go forward the designer is to be compensated for design hours spent to create the project the client requested.
The client decided not proceed and in exchange for receipt of all construction drawings and 3-D renderings they agreed to pay for the design time invested in their project. Payment was received May, 2017.
These scale drawings, floor plans, reflected lighting plan would enable any contractor to finish the basement as designed.
While we endeavor to please all of our clients it is impossible to know the cost of a project before it is designed, approved by the client, and contractor's estimates procured.
