We hired Swati to do an initial design review of our house plans. She suggested many changes that we loved which we incorporated into our design. During the initial design phase, we were impressed with her professionalism and creativity. After which, we decided to work with her on our project which was a complete remodel and expansion. She helped us with everything from selecting the bathroom hardware, tiles, hardwood floor, kitchen and more.. She also knew when what was required at different stages in the project. This helped us immensely especially during the COVID times as supply and distribution were so delayed. We discovered Swati on Houzz and hired her early in our remodeling project. Right from the get go, we were impressed with her professionalism and eye for design. She reviewed our plans before city approval and made some critical suggestions that improved the overall design and flow of the plan. Once the permit was approved, she engaged with us on the structure of the interior design. I was keen on a modern look and feel but as we worked through, she helped me realize that farmhouse modern was what really appealed to me. Keeping this theme in mind, she worked very closely with us on all aspects of the fixtures and introduced us to her network of vendors and suppliers. Each one of them was very professional and she helped us quite a bit on making the right selections amongst the myriad of choices: flooring, windows, plumbing, doors, tiles, countertops, appliances, etc. In each of these interactions, her clarity of the design and her sensitive approach to making these choices came through. She also followed up actively and helped get attention from the busy vendors who were overwhelmed with the pandemic related supply chain demands. Everything came together delightfully as she put together an amazing interior design with paint selections, color palettes, furniture choices, and accents. Her work won rave reviews from many of our friends. Our general contractor (and many subcontractors) also told us he was quite proud of the work she/they did and how it all came together; which is high praise! I highly recommend Swati for your design projects.

While we were initially on the fence when it came to engaging a designer for a full house remodel, the idea of having to make tens of decisions on a daily basis for 3+ months (duration of the remodel) and being able to live with the consequences for the foreseeable future seemed extremely daunting; which inevitably lead us to the next big decision of finding a designer who is compatible with our design preferences, collaborative & organized, detail-oriented, flexible with their availability, and economical. Not only did Swati fit the bill (...and I honestly didn't think that we could find someone that would meet all our criteria!), but she went above and beyond with her well-thought-out recommendations for kitchen layout, wet bar, breakfast nook, fireplaces, bathrooms, flooring, lighting plan etc.. Swati was able to clearly outline the schedule of activities that needed to occur in order to meet the contractor's milestones while accounting for COVID-19 related shipping delays and was more than willing to accommodate the multiple site and store visits based on our limited availability, which we are very appreciative of! And thanks in no small part to her well-established relationships with the vendors that we were referred to for cabinets/tiles & stones/hardware, the entire experience ranging from store visit to parts selection to order placement was streamlined due to Swati's high touch engagement and coordination efforts. Overall, looking back at the series of events from home buying to remodeling, it's safe to say that we have never been this content with parting with our money :-) to secure Swati's invaluable services!! I am working with Swati for the 2nd time in 3 yrs..first time was when we built a new home and recently when we added a new sunroom! She has so much knowledge on recent trends, contrasts, colors and designs that over the period of time, we became very confident about the final look of our house. Swati was recommended to us by a friend. After a period of hesitation ( from my side that lasted a meeting I think )...we clicked :) ! Swati has simple, elegant and beautiful design ideas. She was very open to incorporating my ideas and married them to hers so seamlessly. She was always very clear and confident about her suggestions and steered me away from making "boring" or "common" choices. In this project, which was my very first, we made a few bold decisions ( black tiles on wall, patterned ceramic tile on floor ) about some color schemes in one bathroom, but they all came out beautifully in the end. We received many compliments on the overall design of the house. Since we were building a spec home, we wanted to appeal to a larger audience with color and design and with Swati's inputs we were successful in reaching that goal. We worked with Swati for a kitchen + bath remodel for our home and would highly recommend her for any construction/design project - she provided us with multiple plans for our kitchen remodel since we were considering a structural change at the time along with an option for redoing the kitchen without requiring to demolish any walls. Once we picked a plan, she helped us navigate all the different choices that we had to make for purchasing materials (tiles/countertops/plumbing and lighting fixtures etc.) while keeping in mind our design aesthetic. I've been part of the design industry for more than 15 years, and it's seldom I meet other professionals that leave such an impression, so this review is long overdue. I met Swati back in 9/2018, I had no idea then, she is one of the most popular /most talented designers in the bay area, and probably the country. Swati is a brilliant, with an exceptional eye, immaculate attention to detail, and to say her projects are jaw dropping, is a major understatement. Swati understands that every homeowner wants to have a unique space, designed just for their personality and way of life. I don't recall ever seeing the same pattern/ design in any 2 projects. she spares no time or effort to create beautiful, inspiring spaces. Swati's incredible eye is matched only by her technical knowledge of what works and what doesn't on a job site, and not just on paper, that alone is a priceless skill. She is my first recommendation when asked about a designer, and everyone else is a far 2nd.

I am very happy to write this review for Swati. She gave us our dream home which we now thoroughly enjoy! Given the state of the bay area housing market, we landed a semi functional home in Sunnyvale a few years ago and at the time of buying though we loved the location, the home had much to be worked on. We interviewed ~5 different professionals. Swati was by far the best. She was able to patiently hear our vision of our ideal home and get all the ideas together to make a plan where spaces blend well very with each other! One important thing I noticed in her first visit, she was genuinely interested in knowing what we wanted to do rather than start suggesting ideas or criticize our current space. She helped us with out plans, helped us connect with a good structural engineer and worked hand in hand with our contractor to make sure it all happened per plan. Everything from the architectural plans making right use of our space, color of the walls/floor/tiles and the furniture complements each other very well. She is very detail oriented and caught a couple of small changes between the plan and how our contractor executed it which would have certainly gone unnoticed from us. Swati, was ALWAYS reachable for advice during our engagement with her firm and also accompanied us to select accessories for the home. With so many choices to make, she helped us narrow down the right piece every single time! We enjoyed working with her, at no point did she push us to make a decision in a rush or something we weren't comfortable. She was always deeply interested in what would make this house our ideal home. I can't thank you enough Swati, we love our space.

Swati helped us design the living room and family room fireplaces and wall colors of our new home. She was very professional throughout the entire process and explained all the steps along the way. She listened to our requirements at the beginning and was able to come up with great design ideas based on our taste and at the same time help us think out of the box on some ideas. I can't say enough good things about Swati! My boyfriend and I found her after working with a general contractor on the plans for our remodel. After they promised us they would be able to assist with the design, we just weren't excited about the plans and we didn't feel like they understood our vision. A little depleted, we looked for a designer, and could not have been more fortunate. We found Swati! Swati met with us to better understand our ideas and based on our discussion, had our plans revamped and ultimately available for us to "see," using her computer software, with a few different options for us to choose from. It was so helpful for us to be able to actually see what the end result would look like. It wasn't enough for us to go off of the plans themselves. As novices, without the eye for design, that was really the icing on the cake. Swati is direct and efficient. She was timely and her services were within our budget. In our busy schedules, we needed someone who was easy to work with and followed through, true to her word. We found that in Swati. Despite the fact that we had not initially planned on using a designer and had not budgeted for it, Swati's services were well worth the addition and we will continue to use her as we get into the construction. Unfortunately we had to pause our work due to COVID, but we can't wait to get started. Our only regret is that we didn't find Swati at the very beginning of our design process because I think she would have been even more helpful had we not already started with the contractor. For anyone starting a remodel, I highly recommend STARTING with SWATI and THEN hiring people to do the work. Our project will end up being more than $100,000, but not Swati's services...just want to be clear. We had other designers quote us with nebulous prices like, "Oh, it may be around this much...." But Swati told us exactly how much her services would cost and that did not change. She is true to her word and really came through with her product!

When we decided to remodel our house (along with an addition), we started looking for someone who could help us as an architect as well as an interior designer. Swati's reviews on Houzz had us get in touch with her immediately. She was the only architect we met - we did not feel the need to look for any more architects because from the first meeting itself, Swati understood what we wanted, and we felt like we would enjoy working with her. Several years ago, we once had attempted to embark on a remodel (but never got started). At the time we had met a couple of architects. They would come to meet us at our house and start criticizing and pointing out inadequacies in the house (yes, we knew all of that which is why the remodel!). When Swati first came to our house, she was excited about the possibilities in the house. Never once was she critical of anything. That positivity and hope that she gave us got us excited about the project as well. We did a full remodel and an addition. Swati came up with the plans and worked with the city to get all permits. Ours is an old house, so there were some questions that came up because of the new city code. She ensured those were taken care of by visiting the city planning officials and getting clarifications from them. She is always available to answer questions and accommodate changes to the plan based on our preferences. Once construction started, she would visit the site regularly and even pointed out things that the contractor had missed. The most exciting phase of the project was picking the interior finishes. We are no designers, and were not familiar with design lingo like 'modern', 'contemporary', etc. But Swati was quick to understand what our preferred style was and came up with mood boards that reflected that. (Now I know that it is called 'mid-century modern' :)). She came shopping with us for everything from the floor, to the tiles, the fixtures, handles, kitchen cabinets. Like her design recommendations, her vendor recommendations are also spot on. I would like to stress on the word 'recommendations' because Swati was never pushy about the choices. She would lay the options before us, discuss the design pros and cons and let us make the decision. So our home today feels like it was designed by us, for us. That is the best part of working with Swati - her design choices are impeccable, and she gives you guidelines which help you make the choices based on your style and personality. Today our home feels so warm, cozy and serene just like we wanted it. It has all come together beautifully! Thank you Swati, for making our dream home a reality and beyond!

Swati is amazing! My husband and I could not come together on a color scheme or materials for our kitchen remodel. We were under pressure because our contractor had already started the prep work and needed paint colors. Someone at the design center recommended Swati and she was able to meet with us the very next day. She helped us select the perfect color scheme and materials. We were are delighted with our selections which Swati suggested. She was also quick to respond when minor design queationes arose and it was very comforting to know we had her on our side. Swati design our daughter’s bathroom and kitchen remodel. In our first meeting, Swati would ask us what our goals and tastes are for the remodel. Then she would send us concepts and layouts of the design. Once my daughter, wife, and I made our choices, we went shopping! The great thing about Swati was she took us to places where the material matched the concept and the prices that closely to our budget. She listened patiently to my daughter and guided her through her bathroom remodel. We wanted to add a bathroom and expand our living hall. Swati did awesome job in remodelling our old bedroom in bathroom and walk-in closet. She added new master bedroom with vaulted ceiling. We were amazed the way she designed the master bedroom suite. Our living hall was small, she expanded our living hall and helped us in having formal dining room. She completely changed the look of the house and I can confidently say the entrance of our home is one of the best in the whole street. Swati is very responsible, punctual and dedicated to her work with high integrity. She designed our home and also helped us in permit plan. She took care of resolving all the queries raised by permit checker. Our contractor has queries at multiple phases of construction and she was always available to resolve his queries and that helped in the expedite construction. Swati is a true professional when it comes to design and is always open to take inputs and go to any depth to pick out the perfect pieces to complete the design puzzle. She is very meticulous, diligent and always stays on top of things. Although she had couple other clients at the same time as us she always found a way to make enough time for all. We engaged Swati for the remodel project of our house that required structural change, space designing, architecture and upgrade of our kitchen, bedrooms, stair area, baths, front porch, and buildout of deck. This also required getting permits from the city and coordination with the structural engineering team. The project took about 6 months to complete. Working with Swati was amazingly great and she helped us through the entire project lifecycle from suggestions on new good ideas, to designing interior space, to creative rehaul of the existing space, to hand holding with selection of project items, getting permit, providing detailed designs for interior decor, tiling, painting etc. She was always energetic, fresh on ideas and taking us through multitude of options in the decisioning cycle. She is resourceful and many a times stepping up beyond what we had scoped for. Sunil (my spouse) and I had a great experience working with her and particularly having her guidance throughout in seeing our project to completion. We recently worked with Swati for our Kitchen/Family Room and first floor design/remodel. Our project was a fairly complex one as it included removal of a shear wall and complete remodeling of the kitchen/family room area around that. It gives us great pleasure to say a few words about Swati Sinha of The Proposed Plan organization. We engaged Swati to design & architect the secondary (or granny) unit (small but separate house) we were building on our primary property. Right from the get go what impressed us most about Swati was her professionalism and promptness. She thoroughly understood what we were looking for, helped us in visualizing and understanding several options that she proposed for the unit's design, and made it easy to lock down the final choice. Her rates also were very reasonable, so we felt comfortable in engaging her. While she has an engineering firm that she works with closely, she never imposed that on us which we greatly respected. But, by going with the engineering firm she works with, it made the whole permit application process very streamlined. In fact, almost all the interactions with the engineering from were through her, saving us that additional time and effort. She also managed the permit application process with the city of San Jose (where our property is located) and the couple of times they asked for changes she was very, very prompt in responding to them (and coordinating with the eng firm where needed) thus ensuring the application was promptly refiled. This is where we very really impressed - she actually regularly followed up on the online status and let us know that the approval was imminent which allowed us to begin engaging the contractor. Even during construction , when her work is already completed, she periodically followed up on progress and even made site visits to check for herself. We recently bought a house and would like to remodel our kitchen, bathrooms, and lightings. We needed a designer to draft our existing floor plan and a new floor plan. We happened to meet Swati (Proposed Plan) through the referral from an architect. Swati was very professional, flexible, and responsive. She handled all of our change requests in a very short amount of time. On top of that, her pricing is very reasonable. We felt that she provided a lot of work for the amount of money she charged us. Furthermore, she is knowledgeable about the city requirements. She guided us to get the necessary calculations needed to get the plan approved right away. Side note: When we were at the city to submit our plan, there was another designer stood next to us to submit the plan for a bathroom remodel as well. Swati was responsive in meeting with my wife and I to discuss our kitchen remodel within a week of contacting her. She brought back our proposal to let us know that our design was not feasible because of city code regulations, but she came with an alternative plan that was within the building code requirements. This involved adding structural engineering plans that were a challenge, but Swati was there every time at the city building department to re-submit plans. I found Swati to be patient, understanding and able to offer creative ideas and helpful suggestions to reach our renovation goal that included a kitchen, dining and family room remodel as well as installing recessed lighting throughout the first floor. When we decided to start a complete remodel of our home, I knew that I wanted to make the major design decisions. However, as my family and I were going through the process, we couldn’t agree on any design ideas! I felt that I needed an expert to bring all of my family member’s wide-ranging tastes into a one cohesive design. Swati was exactly the expert that we needed. The first time she came over, we spent 2 hours together reviewing ideas and discussing what we all liked about each one. We showed her blue prints of how the home was being constructed and showed her pieces of furniture that we absolutely wanted to keep. Quickly, she developed a general sense of what each of us liked. She would send over idea’s and was open to our feedback, she suggested different design choices that we wouldn’t have thought of or color concepts that we didn’t think initially went together. She recommended showrooms for us to go see and made several trips with us to these showrooms to finalize the materials for our kitchen cabinets, flooring, fireplace, and bathroom. Once we had the major stuff picked out, she came over and helped us decide on paint choices and furniture selection. She narrowed down the paint selection to a few which made the process so much smoother. She suggested teal for our focal living room wall, which we were nervous about - we receive so many compliments on this! I used to think working with a designer was a luxury. Swati made me realize if you are going to do any significant remodel, having a professional assist you is critical. Without her guidance, I don’t think we would have been able to design a beautiful modern- traditional yet unique looking home that we love coming home to.
