The handle you are referring to was fixed about a month after it was installed according to the manufactures installation instructions. It is now apparent the Price Phister valve has a defective design because you recently inquired about replacing it with a different valve body. Unfortunately we do not warranty defective products since it isn’t related to workmanship.
Your projects costs were closely monitored using a computer spreadsheet to tracked all changes of which were communicated to you as the project progressed with the opportunity to either deny or approved those changes (charges) before they were implemented. Your project consisted of converting a 3’x3’ cultured marble shower to tile, retiling a tub, and installing a new vanity countertop.
After reviewing your tracking file, costs were within 4% of the original total bid amount. This change was a direct result of increasing the shower floor dimensions and raising the shower glass height more than required at your request, of which you approved. Two cheaper alternates were proposed that would have brought you within budget, but they were declined. All other project charges were related to work not associated with the bathroom remodel that you requested and you received pricing in advance before we proceeded.
The bathroom project took a little longer because the glass company could not template the shower any sooner than requested, of which you were aware. Additionally, a PVC vent stack in your shower wall was found wet with a leaking roof boot and we had to wait for roofing repairs to be completed before proceeding. You also requested additional work to be performed like waterproofing the shower, which was an optional on the original proposal requiring more time to complete.
We do our best to prepare highly detailed contracts that are designed to coach homeowners on construction processes, expectations of both parties, and provide comprehensive cost tracking to help keep customers informed. We cannot exactly predict outcomes for every possible situation that may occur or predict market pricing or deliveries to be exactly as expected, or forecast discretionary material choices precisely.
To address scheduling, I have recently implemented a project schedule log that will track project events like materials approvals and deliveries, weather, holidays, added work impacts, and unexpected events like existing construction defects. A contract section has been added that clearly defines the anticipated project schedule in weeks and clarifies even further that it aligns with the original proposed original scope to avoid any future confusion.
Still you insisted that we prepare a bid knowing that we would be higher and the need pursue or contact you further would not have not resulted in a project award, since you had already made that determination during our discussions.
It is also be premature to assume the outcome of your bids, since you have not hired anyone yet based on your comments making a comparable cost assessment premature. We will match any quote as long as the project details or requirements are shared equally as there are always many variables to take into consideration.
