Land Design did not do work for me but for a friend. I can't comment on their quality but I can tell you their workmen are not all courteous and at times quite rude. They do things that are not allowed by the city ordinances. They will block in neighbors' driveways and be reluctant to move. They will cause damage to neighbor's yards and not fix it. They will leave multiple construction trailers on the street for weeks. They store debris, rocks, honey buckets and construction materials in the street blocking half the street and making it hard to drive down the street. Our city does not allow any construction materials or trailers overnight in the street. They even blocked the school bus on several occasions and wouldn't move and made the bus driver back out of the street. The workmen even came out to see what the honking was about, got tools and went back to work without helping the school bus driver. They were even asked to move their trailers but wouldn't. Their workers will park in front of houses legally but then throw their beams and heavy materials off the trucks onto neighbors' yards and then they will sit and have lunch on your neighbors' lawns. One neighbor even had someone sleeping in his car for a few days in front of her house and it turned out to be one of the workmen. They seem to work hard but they will take over your street, constantly block off driveways and make it a super stressful process with you having to deal with upset neighbors for months.

We hired Jeff Armstrong and Land Design a while back for some landscaping. To start out with the contract with them sets a budget based on a 10% down payment. However, when the work was “done” we got hit with an invoice for double the budget, with zero change orders. He never produced any itemized paperwork to justify the invoice.
As for the quality of work that was performed. Do not let them do any concrete work. They do not properly prepare the sub-base (sinking of the concrete with big cracks). The grade was sloped toward a shed, which now floods all the time. I was there when Jeff told his crew how to grade the slope, they just didn’t do it.
The crew was told to put a filter fabric behind the retaining wall, but they didn’t. When I asked them about it, Jeff assured me it would be ok. The reality is that dirt and rocks are washing out of the wall.
Land Design built a 20 foot fence that was supposed to match the other wooden fences around the yard, but against my wishes chose to build a completely different style.
Absolutely don’t let them anywhere near your irrigation system. After multiple mistakes I had to teach them about water pressures and volume and show them exactly which and how many sprinklers could be put on a single station.
Land Design also offers a 1 year guarantee, but after my repeated complaints about the concrete and failed half remedies I demanded that they stand by their guarantee and do the concrete correctly. At that point Jeff stopped returning calls and texts.
All in all, you might be able to trust them with a lawnmower, but I doubt it.

Please don’t waste your money on this company like it did. Very poor quality and never showed up to do the work. They will charge you for work they didnt do and find overages that don’t exist. I would have just been happy getting what I was promised for the quote given. Count on paying 10 - 15 percent over your bid and not even getting what was in the bid. A 2 week job is really 3 months for them. Easy to understand when the workers never show up to work, and when they you only get about 4 hours of work out of them. I’m now in the process of completing the work they were suppose to do and fixing their mistakes. Don’t understand how the stay in business.

The journey to have landscaping completed on my private residence was comical to say the least. We had plans in hand and spent weeks contacting landscapers either to never get our call returned, or to be told our job was "too small" for them to spend the time on it.
Jeff from Land Design not only answered our call, he was enthusiastic to get our business and treated us like a million dollar customer.
Mike Lawson was introduced as our project manager shortly after we made our deposit and things started moving like silk. We had a few meetings to get things going and when any issues arose, Mike was not only available, he was quick to make things right. We had over 4,000 sqft of lawn planted and over 30 plants and trees put into their new home. They handled it all with ease and the outcome looks beautiful.
I cannot recommend these guys enough!
