“I contracted with James Otis to remodel the main level bathroom and add a new bathroom and closet on the 2nd floor of my 1930s home. James is a knowledgeable, meticulous, conscientious, and hard- working one-man construction company. This was my first experience with a major remodeling project. Being a “word of mouth” contractor, James understood this. He developed a separate written proposal which included an itemization of material and labor cost estimate for each of the main level and upper level bathrooms. James provided the necessary insurance papers. James made every effort to work within the initial budget providing suggestions/recommendations on quality fixtures and other materials. His suggestions also included having blown-in cellulose insulation to increase energy efficiency which was completed through a Mid-American Energy approved contractor. James was always present when sub-contractors worked on electrical, plumbing, insulation, and other additions. Electrical wiring in the basement was fixed (a previous contractor or DIY bad quality work). James would not proceed with the project until he got an electrical, plumbing, and general inspector approval. James worked through the cold winter including weekends to ensure the project progressed and was completed on time as proposed. I could not have been more satisfied with the finished projects. Both bathrooms have been well used this summer. The closet area has added a much-needed storage space. An unusable attic on the upper level is now converted into a functional bathroom/closet. I highly recommend James for a remodeling/addition project to your home. I look forward to working with James on other remodeling projects.”
