Estate property...organize and stage

I often work with adult siblings who are preparing their parents property for the market. Estate properties often have special challenges. Family members maybe out of town, funds maybe limited and decisions may need to be reviewed by several people. This was the case with this home.
The focus was to eliminate and pack, leaving only the furnishings that would accentuate the rooms. The bulk of the budget went to painting in order to lighten and freshen the spaces. It paid off big time, because the property had an accepted offer the first weekend, after the open house.
Project Year: 2017
Project Cost: $5,001 - $7,500
Country: United States
Zip Code: 40217

3rd bedroom used as an office

This room was off the kitchen. Since it had a closet and windows, it was listed as a third bedroom. However, I staged it as a family room. (Photo - either side of the room with sliding door on back wall)

3rd bedroom staged as family room

This room was off the kitchen. Since it had a closet and windows, it was listed as a third bedroom. However, I staged it as a family room using the furniture that was in the living room. The DIY long wall to wall shelf was removed and the room painted.

Upstairs bathroom after some TLC

This was the only full bath in the house and it needed some TLC yet to be mindful of the budget...the bath tub was re-glazed, walls and vanity painted, new light, faucet and vanity top. Once completed, it had a new lease on life.
