Positioned at the base of Camelback Mountain this hacienda is muy caliente! Designed for dear friends from New York, this home was carefully extracted from the Mrs’ mind. She had a clear vision for a modern hacienda. Mirroring the clients, this house is both bold and colorful. The central focus was hospitality, outdoor living, and soaking up the amazing views. Full of amazing destinations connected with a curving circulation gallery, this hacienda includes water features, game rooms, nooks, and crannies all adorned with texture and color. This house has a bold identity and a warm embrace. It was a joy to design for these long-time friends, and we wish them many happy years at Hacienda Del Sueño. Kitchen is Center In our design to combine the apartments, we centered the kitchen - making it a dividing line between private and public space; vastly expanding the storage and work surface area. We discovered an existing unused roof penetration to run a duct to vent out a powerful kitchen hood. The original bathroom skylight now illuminates the central kitchen space. Without changing the standard skylight size, we gave it architectural scale by carving out the ceiling to maximize daylight. Light now dances off the vaulted, sculptural angles of the ceiling to bathe the entire space in natural light.

Resolving Lippage Issues With Uneven Victorian Floor Tiles In Turton

Recently Heidi and I worked on a Victorian tiled hallway floor at a house in Turton, Lancashire, an area which lies on the southern slopes of the West Pennine Moors. Victorian tile floors are commonly found in the reception area and hallways of older houses and public buildings, many of which date back to the reign of Queen Victoria (hence ‘Victorian’ tiles). It was during this time that the tile industry really started to boom. Upon inspection it was evident that the floor in question had suffered from some settlement in the past resulting in a crack in the base under the tiles which had lifted one side and dropped the other; this is quite common in old houses resulting in some of the tiles becoming loose and would need to be fixed back in place before the floor could be given a good clean and re-seal. Removing Lippage from Victorian Tiles The concrete floor under the tile was patched as best as could be without pulling up more of the floor and the tiles were fixed in place, unfortunately however many of the triangular tiles in the adjacent border would not lay flat resulting in a lippage issue between them which naturally the customer was not very happy about. Not wishing to cause the customer the extra expense of pulling up more tiles and relaying the concrete subfloor I left the tiles to fully set and then came back a few days later with a handheld Flex Machine fitted with a small 220 Grit Diamond pad to grind the tiles flat. As the pictures show, this made the difference and the diamond did not scratch the tiles despite the surface being dry. Diamond pads are usually used on stone floors but after some investigation back at the Tile Doctor training centre we also realised they can be used on other types of tile including Victorian. Once this was resolved the entire floor was given a thorough clean using a strong dilution of Tile Doctor Pro-Clean worked in with a scrubbing pad. As well as cleaning the tile and grout it also removed any remaining sealer which is important if you don’t know the history of the floor as the previous coating maybe incompatible with the new sealer. Once done the floor was given a thorough rinse with water which was then extracted from the floor with a wet vacuum. Sealing Victorian Tiles The floor was left to dry and I returned later to seal the tiles with a couple of coats of Tile Doctor Colour Grow which is an impregnating sealer that soaks into the pores of the tile and intensifies colour whilst also providing durable protection from within. Normally I use Seal and Go on Victorian Tiles however in this case the customer had specified a matt finish. The results were fantastic and the client was very pleased with the now flat Victorian tiled floor which, thanks to the cleaning and sealing, was back to looking its best. Beautiful Coloured Slate Tiled Floor Cleaned and Sealed in a Woodstock Kitchen

I recently visited a client living in the market town of Woodstock in Oxfordshire to rejuvenate a fantastic multi-coloured Slate floor that had been hidden under several years’ worth of dirt in their kitchen. Slate is a typically hard-wearing tile used for flooring high traffic areas of houses and public buildings but does need sealing to bring out its best features and in this case the sealer had long since worn off and dirt had become ingrained in the stone. My first task in the cleaning process was to mix a strong solution of Tile Doctor Pro-Clean, which is a strong alkaline cleaner safe to use on Tile and Stone, and NanoTech HBU (Heavy Build-up Remover), which is a particularly powerful product that uses nano-sized particles to tackle muck in areas of the stone where typical cleaners simply can’t reach. I spread this solution across the floor and left it to seep into the stone, to get underneath and lift out the ingrained dirt. After allowing the solution adequate time to dwell, I scrubbed the floor with a carbon brush to gradually reveal the fantastic natural colours of the Slate hidden beneath. Following this, I rinsed the entire floor several times with clean water, before soaking up the resulting soiled residue with a wet vacuum. The next part of the cleaning process entailed paying particular attention to the grout lines. I used Tile Doctor Grout Clean-Up to scrub the grout lines and also to treat a small amount of efflorescence. The resulting residue was promptly extracted with the wet vacuum and I finished by giving the whole floor a rinse with Tile Doctor pH Neutral Tile Cleaner. This is a day to day tile cleaning product which is recommended for stone floors, many supermarket tile cleaning products are only suitable for ceramic tiles due to their acidic formula and can damage a floor over years of use so you should always read the label. I then left the floor to dry completely overnight. On day two, the Slate tiled floor was dry and ready to seal. The floor had to be completely dry, as any excess moisture has the potential to the damage the performance of the sealer. Since my client had specifically requested a matte finish, I opted to use Tile Doctor Colour Grow. Colour Grow is an impregnating sealer that provides durable surface protection from within while also enhancing all of the natural mineral shades. My client was very pleased with the results, particularly as they hadn’t realised they had such a great looking floor in their house when they had first purchased it!
