The Pros and Cons of Fix and Flip Real Estate Investment Last week, we covered The Pros and Cons of Buy and Hold Real Estate Investment for rental property investors. This week, we want to talk about the other most common type of real estate investment: “fix and flip.” The Appeal of House Flipping We all love the house flipping shows on HGTV and other reality channels. They’re great and they make the prospect of buying, renovating and flipping homes for big profits seem super sexy and fun. However, any experienced real estate investor will tell you it’s not quite as easy as they make it look. There’s a lot of work that goes into a successful fix and flip investment. The basic premise of a fix and flip investment is pretty simple. You buy a property, usually one that needs some work and is available at a great price. You renovate the property, making the necessary repairs and upgrades to maximize its resale value. Then, you sell the property on the open market for the highest possible price. You get in and out as quickly as possible. Full-time flippers will move from property to property or will have multiple properties being worked on at the same time. Rather than the “buy and hold” strategy where you keep the house while earning rental income and equity over time, you are looking for the quick sale to earn your profits. If you are going to explore house flipping—whether as a full-time career or just a side hustle—you will want to know exactly what you are getting into. That is why we are going to cover the pros and cons of fix and flip real estate investment in this article. The Pros of Fix and Flip Here are some of the pros of fix and flip investing: Faster Return on Investment—The biggest appeal of fix and flip investing is that it gives you a quicker return on investment. Buy and hold will take you longer to see your ROI. House flipping allows you to see your full profit (hopefully) as soon as the house sells. The average house flip for an experienced investor is around six months. It may take longer for a first-timer who is just learning how to do certain things. Fairly Safe Investment—As long as you do all your projections and calculations carefully and avoid any major problems along the way, house flipping is a relatively safe investment strategy compared to something as turbulent as the stock market. Real estate markets are generally predictable and the short time frame of a flip helps you avoid losses if the property happens to depreciate over a longer period of time. Exciting—There is a reason why there are so many reality shows based around flipping and none based on buy and hold investing. It’s an exciting process to buy a home, gut it and completely renovate it. Then, you get the ultimate reward of selling it and collecting the profits—as long as you do things right. The Cons of Fix and Flip Here are some of the cons of fix and flip investing: Upfront Expenses—A house flip will require a lot of upfront expenses. We’re not only talking about financing the house itself, but all the renovation costs and other expenses involved in the flip. You are laying out all that money at the beginning and only seeing your returns when the property sells. This can create cash flow issues and stress if you fall being schedule or go above your initial budget. Taxes—House flips will usually create dramatic swings in income year over year, and that can increase your tax bill. You have to pace things correctly to take advantage of specific capital gains tax rules. Capital gains taxes are higher on any property owned less than a year, so you have to find that balance of how long you own any specific investment properties and how long it takes to complete the renovation and sale. Before you get too deep into fix and flip investing, you will want to talk with your tax advisor to make sure you have the right plan in place. Surprises—All real estate investment is susceptible to surprises. You don’t always know what lies behind the walls until you start the renovation process. You cannot plan for everything as a real estate investor, but you have to be prepared for anything. It is a good idea to add some wiggle room in your budget and overestimate your renovation expenses/timeline to cover any surprises that may come up. These are some of the biggest pros and cons of fix and flip real estate investment. Of course, there are other things you need to know as an investor, so be sure and do your homework in order to get the most out of your investment portfolio. Both fix and flip and buy and hold strategies can be highly lucrative if you do things right. There are no wrong answers, but there are wrong ways of doing things if you truly want to be successful in this field. Phil and Rocio, little did you know how perfect your timing was when you came to us and asked for a “small but perfect home”. Fertile ground indeed as we thought about working on something like a precious gem, or what we’re calling a NEW Jewel. So many of our clients now are building smaller homes because they simply don’t need a bigger one. Seems smart for many reasons: less vacuuming, less heating and cooling, less taxes. And for many, less strain on the finances as we get to the point where retirement shines bright and hopeful. For the jewel of a home we wanted to start with 1,000 square feet. Enough room for a pleasant common area, a couple of away rooms for bed and work, a couple of bathrooms and yes to a mudroom and pantry. (For Phil and Rocio’s, we ended up with 1,140 square feet.) The Jewel would not compromise on design intent, envelope or craft intensity. This is the big benefit of the smaller footprint, of course. By using a pure and simple form for the house volume, a true jewel would have enough money in the budget for the highest quality materials, net-zero levels of insulation, triple pane windows, and a high-efficiency heat pump. Additionally, the doors would be handcrafted, the cabinets solid wood, the finishes exquisite, and craftsmanship shudderingly excellent. Our many thanks to Phil and Rocio for including us in their dream home project. It is truly a Jewel! From the homeowners (read their full note here): “It is quite difficult to express the deep sense of gratitude we feel towards everyone that contributed to the Jewel…many of which I don’t have the ability to send this to, or even be able to name. The artistic, creative flair combined with real-life practicality is a major component of our place we will love for many years to come. Please pass on our thanks to everyone that was involved. We look forward to visits from any and all as time goes by." –Phil and Rocio Read more about the first steps for this Jewel on our blog. From our Go Fund me Page Feb. 2016 Princess Kaylee is only two and a half years old and was recently diagnosed with cancer. We need your generosity so that we can give her the enchanted room of her dreams as she endures 2.5 years of treatments. We're breaking out our magic wands and designing a gorgeous room for this sweet little girl. With your assistance, we can create a fairy tale space for Kaylee and her family to rest and recover. Kaylee's story hits especially close to home in our tight-knit community. Her mother, Kelly, is an oncology nurse at Rady Children's Hospital. Yes, you read that correctly - her mother has spent the last 8 years compassionately caring after children who have been diagnosed with cancer. In fact, she was one of the dedicated nurses who so wonderfully cared for Savvy Giving by Design's very first recipient, Kasey Harvey. And Kelly is not the only hero in this family. Kaylee's father, Jared, is a local CHP officer who keeps our streets safe and not long ago rescued multiple children after a lengthy stand-off with their abductor. http://www.10news.com/news/chp-officers-relive-moments-in-highway-standoff-121214 Jared and Kelly have two beautiful children. Their son Drew is 5 years-old and daughter Kaylee will turn 3 in August. Kaylee's diagnosis, Acute Lymphoblastic Leukemia, turned this family's world upside down. While her prognosis is, thankfully, very good (with a 93% cure rate), the treatment will be incredibly arduous. Kaylee is facing 2.5 years of ongoing treatment with periods of intense chemotherapy followed by "maintenance" chemo. As hard as it is to believe, Kaylee's treatment will not be complete until she is 5 years-old and preparing to enter kindergarten. Given the ongoing and onerous treatment regimen that Kaylee faces, Savvy Giving by Design knows that she will need a beautiful and comfortable room where she can rest and be visited by family and friends. Kaylee is currently transitioning out of her crib and we have big intentions for this princess-loving little girl. Our plan is to combine fun and functionality with details and personal touches that will show Kaylee that there is an entire community rallying behind her. We will incorporate Kaylee's favorite colors (pink and purple) and turn her fantasies into reality by installing a built-in castle bed that makes her room feel magical and shows this little girl that anything is possible. This room will have some very personal special touches incorporated into it to pay tribute to Kaylee's fairy godmother. When Kelly was 13, she lost her very best friend, Jessica, to cancer. Kelly paid tribute to her dear friend by naming her daughter Kaylee Jessica and she wholeheartedly believes that Jessica will be watching over her little girl as she travels this difficult road. With sufficient funding, we will also be able to do a little makeover for Kaylee's knight in shining armor, her big brother Drew. We recognize and appreciate that Drew faces a struggle all his own as his little sister battles this disease. Savvy Giving by Design is a the philanthropic arm of Savvy Interiors, Inc. We are registered with the state of California as a nonprofit and awaiting our "formal" 501(c)(3) designation by the IRS. Your donations are tax-deductible. All monies collected will go directly to this space! Any excess funds will be distributed directly to the family. Since late 2014, Savvy Giving by Design has transformed 8 spaces and our ultimate goal is to have sufficient funding to take on one project each month. As stated in our founding documents, "Our mission is to provide comfort, support, and healing to families with a child facing a medical crisis by transforming the interior spaces of their homes at no cost to them". We hope you will support our mission to makeover these two rooms for this very deserving family and give Kaylee and Drew's loving parents the gift of knowing that their children are happy, safe, and ready to take on the battle of a lifetime. If you would like to join and follow Kaylee's team page, "Tutu's and Chemo drips," you can do so here: https://www.facebook.com/groups/158667784506286/ To join our ongoing grass roots efforts, please join our Savvy Giving closed group page. https://www.facebook.com/groups/SavvyGivingbyDesign/

Classic Oak Elegance. Arden provides a timeless template with which to define your space. We designed the grain pattern to have just a hint of rustic, but it is still clean enough that you can convincingly use it in a modern setting. The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths. For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.
