The materials used for this space include white washed brushed oak, taj mahal granite, custom shaker style cabinets, original pine ceiling, slate backsplash, slate & metal mosiac at the island, a custom cast concrete sink, and a Wolf range. | While the flow of the kitchen worked for the family, the focus was on updating the look and feel. The old cabinets were replaced with new shaker-style custom cabinets painted in a soothing grey, to compliment the new white-washed, brushed oak floor. Taj Mahal granite counter tops replaced the old dark ones. The refrigerator was replaced with a wider 48” Sub-Zero. The built-in pantry in the kitchen was replaced, with pull-out shelving specific to the family’s food storage needs. A 48” dual fuel Wolf range replaced the outdated cooktop and oven. The tones of the new slate backsplash and slate and metal mosaic on the face of the island created cohesion between the pine hues of the remaining original ceiling and the new white-washed floor. Task and under bar lighting also brightened the space. The kitchen is finished out with a unique concrete apron sink. Capitalizing on the natural light from the existing skylight and glass doors, the upgraded finishes in the kitchen and living area brightened the space and gave it an up-to-date feel. | Photos by Tre Dunham

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. Our team began the master bedroom design by anchoring the room with a dramatic but simple black canopy bed. The next layer was a neutral but textured area rug with a herringbone "zig zag" design that we repeated again in our throw pillows and nightstands. The light wood of the nightstands and woven window shades added subtle contrast and texture. Two seating areas provide ample comfort throughout the bedroom with a small sofa at the end of the bed and comfortable swivel chairs in front of the window. The long simple drapes are anchored by a simple black rod that repeats the black iron element of the canopy bed. The dresser is also black, which carries this color around the room. A black iron chandelier with wooden beads echoes the casually elegant design, while layers of cream bedding and a textural throw complete the design.

This master suite is a study in balance—girly without veering too close to “man repeller” sweet. The depth of the acid-green floral Elitis “Opulence” wallpaper requires that the rest of the room be steeped in calm with solid fabrics and layered neutrals. JF's Matthew Lord designed a simple and stylish eating space for the breakfast area. It included built in banquettes with under-seat storage that are paneled to mimic the cabinetry and also painted white. The antique Oak breakfast table is reminiscent of a picnic table, especially with the large window looking out to the yard.
