This Washington Park Residence sits on a bluff with easterly views of Lake Washington and the Cascades beyond. The house has a restrained presence on the street side and opens to the views with floor to ceiling windows looking east. A limited palette of concrete, steel, wood and stone create a serenity in the home and on its terraces. The house features a ground source heat pump system for cooling and a green roof to manage storm water runoff.

fire pit creates a visual and physical connection from the sunken sitting area to the modern play house at the end of the backyard. the tigerwood ceiling opens itself to a spacious ipe deck that leads down to conversation pit surrounding the fire or the outdoor kitchen patio. the space provides entertainment space for both the young and the old.

This custom roof deck in Manhattan's Chelsea neighborhood features lightweight aluminum decking, ipe planters, an ipe and metal pergola, and ipe benches with built-in storage under the seats. Few woods can match the natural beauty of ipe (pronounced ee-pey), a hardwood with a 30-year life expectancy. These pictures were taken in early spring, before the leaves have filled out on the trees. Plantings include coralbark maples, hornbeams, pink cherry trees, crape myrtles, and feather grasses. A combination of ground based up lighting and tree mounted down lighting was added to this landscape to add some accent lighting to the long driveway into the residence and create a more welcoming atmosphere. LED, low voltage lights were used in the design of all of the lighting.

The property has newer trees and mature trees along a creek in the backyard. The beautiful annuals on the berms add undulation in the landscape. Jerry McKay, owner and lighting designer at McKay Landscape Lighting says, "We have light shining down from the mature trees to moonlight the garden area and hostas, we also up lit some select mature trees."
