There are a lot of new and fantastic masonry coating products that may be able fit your needs. Here in Atlanta we often use a material branded "SunDek" (www.sundek.com). It is textured coating that has the ability to update an old surface with a new color and texture. It is cooler on the skin in the hot summer and even offers improved slip resistance.
