We are finalizing our plans for a remodel of a one floor home converting to a 2 floor home.
Things we are trying to achieve :-
a) we have a nice backyard and would love to preserve that view .
b)we have been told kitchens and bathrooms cost the most so are trying to preserve as much as of that as possible from the old plan in the proposed plan.
c) An open floor as much as possible
d) trying to be feng shui compliant as much as possible

Attached are the old plan and the new proposed first floor.

From the old plan , we have kept one of the bedroom(guest and behind the stairs), and the one bathroom.

This is how the flow goes, as you enter , to the right of foyer is formal living room which flows into dining, kitchen and family room . kitchen and family room look outside to backyard .
What do you guys think of this design?
