Donna, I have been looking at properties too; only because of creeping development in our area. Wow! are prices high....everywhere. I think Arkansas is all pretty high priced now. Good luck.

Gldno1, you are correct. Prices have really came up in Northwest Arkansas. A lot of it is due to the interest in the Branson area. There are a lot of out of state folk moving here. Harrison has grown to the west and north by leaps and bounds in the past few years. Even up on 'our' mountain many new homes are being built.

I remember 20 years ago you couldn't give a house away in those forsaken areas. Now everyone is looking for the same thing, peace and quiet.
I lived in Ky until I was 40 yrs old. That's another place you can't afford to live any more. At least in my home town it's way expensive now.
I just hope we can find a nice little place that's reasonable. We'll see. I think we'll probably come down there in a couple of weeks to look around.

If you get out from a town I would really look for a place with a well or big pond. Water is a hot thing here.

We have found a cabin with a pond that we want to look at. There are fish in it so that's a start. Only problem is that it's on 2 acres and the pond is half on the 2 acres and half on another 2 acres. We can buy the additional acres but I really wanted less than that to care for. We'll see. We do like water views and have a couple of places to look at that are in our price range.

Beware of false ads. A place that borders ours has been listed for sale as having access to community water. It DOES NOT have access to such water. The water line in this area has reached it's capacity! It does not have a well either. I don't know about ponds. It is well over 100 acres. It borders my Dh's cousin's land also. He payed the earnest money, but the seller sold it to someone else! Apparently there was a higher offer. The seller may find he tangled with the wrong person. The cousin is Chief Deputy Sheriff in our county, and is running for Sheriff. He has already hired a lawyer.
So beware! Dishonesty is running rampant!

Marion, I hope your DH's cousin wins his case. That is wrong!
We were the last ones on our road (at least the part that goes straight) there is a curve with 2 other houses. In the last 6 months we have gotten 3 new families. They are all older without children like us and seem very nice. It's still peaceful althought there is much more traffic in and out.

Good luck finding something on the water. I live less than a mile from Greer's Ferry Lake and it is beautiful! Like you though, I would have loved to have my back door open to the water. Even the places up on ridges with no overlook during the summer is super expensive now. As long as you can see the water at some point I guess they can call it lake access. Also, the Corp of Engineers owns and maintains quite a ways up the bank and you are not allowed to top off or cut down any trees. That said, there are some places if you look hard enough. You may want to look around the Little Red River too. Good luck with your search and maybe we'll be neighbors someday!
