Please critique my layout

Sorry the photos aren't super clear, I was having trouble with my flash.

We will also have a basement (not posted). We are almost to the framing stage, we have basement walls, the plumbing is roughed in, and they will be pouring the basement floor next week. So some minor changes will be ok, but I can't do anything major at this point!

Just a quick look at it but I would have traded the kitchen and the dining room area. I'm not sure I would like having that wall right where you walk in the front door. I like the kitchen to be in the back of the house. I think it would also be easier to access the pantry when you come in with groceries if the two rooms were flip flopped.

Also, I would try my best to get another sink in the Master Bathroom. Maybe steeling space from the closet? Otherwise, I think it looks great!

I like the inside just fine. I would give a suggestion to the outside deck that has worked fabulous for me.

If I can describe it right, mine has about the same square footage as yours, but I made it "stepped" (not by height, by width) at the outside 40' edge. So it's got three widths. It's 8' wide on one end, then the middle is 10' wide, and the other end is 12' wide (maybe a little more -13'?)

Anyway, this turns out to be much more usable. 10' isn't very good for a typical patio table, 4 chairs to be comfortably pushed out and room to easily walk around it. 12'-13' has been perfect.

So on the 12' area we keep patio table and barbeque, on the 10' area, we have 2 patio chairs, and the 8' area gets plants in pots on the edge.

I might take that 5' closet in the master and add a little round window up high. Something to give a little extra light since it's an exterior wall. Could really add charm to a dark spot.

I like the way you've added the small but usable office in a busy area with a nice window. Great opportunity in this busy world to pay a bill or two while waiting for the 5 minute microwave meal or good for having a computer near the kitchen for recipe look-up. I've seen a lot of floor plans here and this is one I'd actually be happy with myself.

My only suggestion would be to possibly round the edge of the island and make it a little bigger to put a little more "umph" to it. I've seen some cool ones online that are curved on the side facing the family room.

Is the tub in that secondary bath accurately shown in the plan? Usually the faucet would be at the other end because most people don't like to squeeze into the tub at the faucet end. Had I seen your plan before the plumbing rough-in I would have moved the BR closet to the left, rotated the toilet 90 degrees and placed it where the closet was, and given up the linen closet in favor of a high shallow cabinet over the toilet and beefed-up deeper cabinets over the sink.

I think you have a great plan. Do love the office location. Do you have a wall of shelves or cabinets over the laundry room sink? What great storage there for Costco paper supplies and such!

Thanks for all the wonderful comments and suggestions so far!

lindybarts - I just removed the double bowl in the master bath. I had to do away with my linen closet, so dh and I thought we would get extra storage room with 1 bowl (we are rarely in the bath at the same time). We are still going back and forth on the issue, though. Our vanity is 72"...should be adequate for 2 sinks?

charlotte - Thanks so much for your nice comments! I do understand what you are saying about the deck (I haven't given much thought to it...been working so hard on the interior). Do you have any pictures you could share? Also, we do have a basement patio of approx. the same dimensions. Maybe we could go 12' and step down to 10'.
Excellent idea about the window in the closet...never would have occured to me, but will definetely add it in (ordering windows Monday).

jeannekay - I have thought about rounding that side of the island. If budget allows, I think that would be a really great feature.

pinktoes - the secondary (kids) bathroom went through many changes. Our builder told us the plumbing needed to be on the interior wall, so I flipped the faucet to the inside. We have a boy and a girl and really wanted a pocket door (probably can't see it in the picture, but is between the tub and sink). We had the same set-up with toilet and tub location in our last house and it worked fine, though maybe not as ideal.

I think the office location (we don't need a big room for the office) will be wonderful. One of my fav features in our plan. And yes, I do plan to have cabinets over the sink in the laundry room. I am also planning on a dog area under one side of the sink, and the other I am planning cubbies (4) for each member of the family for dirty/clean clothes.

One thing I forgot to mention. When you walk in from the garage, to the right are mudroom cubbies (they are our initials - in case you were saying, what the heck is that?). Am thinking 2 on the outside for the kids, and open in the middle for dh and I. Will also put a bench/cushion area in the middle part.

Thanks again for all the suggestions so far! Keep em coming!

Both the powder room and especially the secondary bath have toilets that will be on full display when/if the door is left open. The one will be visible all the way across the house to the kitchen sink. I agree with Pinktoes' suggestion to move the toilet. Another option would be to swap the position of the toilet and tub by rotating the tub 90° and placing it against the exterior wall and putting the toilet next to the vanity.

The position of the A/C makes the powder room a little tougher, but it would be nice if the access door opened off the hallwall to the master bedroom. Or at least mirror flip the configuration so the A/C and sink is on the right and the toilet and door is on the left.

Will that powder room door open into the powder room? If so, will there be enough space to step inside and close the door?

What are the squares marked P J A C near the garage?

    lorraineal,

You brought up some really great points that I had not thought of. We have the plumbing rough-in done, so I'm not sure how much we can do at this point. I will study the plan in greater detail and talk to our builder. The kids bath might be an easy fix. And you are right about the half bath. We were trying to find an out of the way place for the A/C return. It was an eyesore in our last house, placed right in our living room. If we use your suggestion, it would be placed right by our dining room table, which may not be a great thing, either. Do you see anywhere else it could be moved to? And I agree, it will be very difficult to get in and close the door.

The squares marked P J A C are the initials of my family...they will be cubbies (we must've been posting about the same time...see my previous post for an explanation).

I really love this forum. So many talented people! Again, thanks for the food for thought. I'll let you know what we end up with!

Here's a photo of the 12' and 10' part of the patio. We have a bay window knock-out where the door is. The area where the lounge chairs are is 10'. You can see if you put a table and chairs there and tried to walk around it, it'd be a little tight. Plus it makes a nice little corner for the barbecue to sit in.

    charlotte,
Thanks so much for the picture! Your patio is lovely, and I really like the stair-step.
