167 sf? Pathetic. What will your neighbors say?

I'd say that's plenty big enough. If you plan to put a king size bed in the guest room make sure everything will fit (sometimes the room is large, but due to window and closet placement there is no wall large enough for a bed and night stands).

Plenty large, we have a king size bed in a 10x12 room.

Thanks for your thoughts, I feel better. I just want to make sure the kid's room will fit a full size bed, a dresser, a chair and possible also a small desk. I think it will fit all this but it's hard to tell how cramped it may feel.

Get yourself some 1/4" scale graph paper and measure out the room and cut some little pieces of your furniture that is to scale and put them in the space.....see if they work. Unless you have a huge Calif. king bed, it should be plenty of room.

That's not small at all. Our current bedroom is 12 x 13 and we have no problem having a king size bed in there, and a amoire, 2 night stands, a chest and a dresser.

You don't want the guest room to be too big, if your guests are too comfortable they may never leave...
