Going to replace heating and AC

Our unit is 20 years old and still works but I want to take advantage of the rebate and also would like to move the unit to the attic if possible. Right now it's in a hallway closet that is right by the 4 bedrooms and it wakes us up if we have it go on during the night.

We live in a ranch style home. Bedrooms on one side and family room at other end. We have almost 2700 sq ft. The brand we have now is Payne. Came with the house and house was new when we bought it. We use the heating about 4 months out of the year. Our AC only 4-5 days ayear as we are only 1 1/2 miles from the beach in S.CA. Last few times we used it, had to put a pan below heating unit to catch the water (about 4 inches deep after 6 hours).

I got great advice here when we replaced a unit in a rental we have last year. So some advice/recommendations would be nice so we can seem like we know what we are talking about when we start getting estimates. Thanks!
