Try to use what you have but in a more 'presentable' manner.

Clean, clean, clean. Neutral paint colors on the walls. No personal items anywhere, you want the buyers to see the home, not your family. If you have pets, vacuum everything well and use some Febreeze on all carpets and upholstery. Clean inside your cabinets and oven, as well. Make your bathrooms sparkle! Get rid of any weeds and deadhead any flowers, mow the lawn. That kind of thing!

Fresh Flowers, coffee table books, large art... simple decorative glass bowls, candles

With everything you see, even when opening doors, drawers, cabinets, appliances,etc ask yourselves if it truly looks the very best that it possibly can...ask yourselves if there's empty space, in every drawer, cabinet, closet, etc...ask yourselves if you can afford a storage unit to stash the knick-knacks...visit other homes on the market in your neighborhood as well as pricier homes then be honest with yourselves if you really are showing the best value. The less of you in the home, the more of themselves they can imagine! Curb appeal is crucial as well. Good Luck!!!

Insideout has a good point, visit other homes for sale. I'm a stickler for clean, but last year we saw houses that had no wallboard below the halfway mark (flood?), base cabinets installed as wall cabinets, dust everywhere like the open house was a surprise, a home with 3 families living in it with each family picking its own wall color (and one was cooking, one was sleeping, one was showering). Just think about what you would want to see in a house and do all that!
