Kitchen cabinet quote help

Hi, we are in the process of redoing our dated kitchen. Ours is a 12x13 U-shaped kitchen with a 6' island. We are looking espresso color cabinet. We started the redo as a change of old to new tall cabinets with granite countertop and keep the layout same. But it has evolved into a bigger plan of ripping few walls on one side and converting to wall mount oven, microwave, pantry cabinets, wine rack, bathroom vanity(for the powder room).

We found a contractor company thru our neighbour. They are charging $11000+tax for Kabinart cabinets (cherry-hampton) and hardware. Labor $7500. We tried negotiating. They said its the best deal and they cannot reduce further.

Just wanted some experts opinion on the quote.

Its all 36" tall cabinet with crown molding-features like pantry cabinets, wall mount oven cabinets, big drawer cabinets, trash pullouts, soft draw/door closures, dovetail edges, full pullouts. And all plywood construction.

The cabinets are darn cheap. Too cheap. The labor is high if that's just for the cabinet install. If that's for everything else you listed, then it's also way cheap. Too cheap to be correct and you'll probably be hit with change order fees and other hidden charges.

I'd look for better quality cabinets and get more quotes.

Thankyou for the response. Thats a huge relief that the price is cheap. Yes labor includes everything.
We got some quote from shenandoah, lowes - which were way higher than this quote.

More feedback will really help me. Please respond to this posting.

Does this quote include the removal of the walls, flooring, cleanup and disposal of the debris, plumbing, electrical?? If so... then the labor is cheap too.

I agree. The quote is suspiciously lowball. The cabinets with all you've described I would expect to start at around 15K for minimum decent quality, and that doesn't include counters or install. There is inexpenive and there's cheap, and there IS a difference. Ikea is inexpensive. Kabinart is tract builder cheap and not at all service oriented.

The associated labor? It's too good to be true, even in a low cost labor market. There's no way they can do the structural calculations, get the permits, rip down walls, pass inspections, and do as much electric and plumbing as required for a real kitchen at that price plus install the cabinets. I'd expect a more realistic number for the labor to be double at minimum, and possibly quadruple in a high labor market. And that would be if the walls were non load bearing and the HVAC and electrical contained in them were very easily moved. Anything more complex, and the price goes up.

Low bids usually come with high priced issues. Do these people even actually hold a contractor's license and have insurance? I won't ask how long they've been in business, because it's kinda obvious if they charge those prices that it hasn't been long and won't be long.

You need to get more quotes. And steel yourself for more realistic pricing for your list. It's a BIG list.
