Feedback on Kitchen Layout

Members,

Looking for feedback on this layout. there is a constraint of a load bearing wall (hashed lines) that I will be opening up,. We'd like to move it but I feel it is too expensive to move the wall (and the roof etc..). We are going to just put in a shed style roof over and keep the load bearing walls and try to work around them.

Also, any feedback on the bathroom/laundry room, and the dining room. The bottom left is a door to a garage (missing stairs), and the area to the left and upper left outside the kitchen is a very large outdoor covered patio. The room underneathe is a dining room that we will convert to a bedroom.

The walls in red are new construction, and basically we will be filling in part of a U-shaped house structure with this kitchen addition/dining room addition and you can see that all that is left of the "U" is where the one french door is.

where you see "OVEN" is really an oven wall (oven, microwave convection oven, and warming drawer). Little concerned on counter space.

House is old. 1930's. Lathe and plater, "old world", some knob/tube wiring as well.

Does this look reasonable?

I have the original structure drawing as well, if members want to see what I am going from. As mentioned above, we are basically filling in the "U" and working around the existing load bearing exterior walls. The existing long skinny area (where you see "existing wall") is a covered up outdoor patio, so we believe this exterior wall is not load bearing...but any comments on that would be welcome as well.

The large pantry is about 6'x3'8". It wasn't dimensioned on this drawing.

Appreciate any feedback, comments, etc...

Bar is actual bar(could have sink) or coffee bar plus bit of buffet space. First pantry also has some counter for set down space that can double as buffet but is primarily intended as baking counter - so thinking its lowered a few inches.

Second pantry appears to be out of view of most visitors,so can store larger items and little used appliances or gear.

You can slide the sink more towards the window - and consolidate uppers on that run so they are only between the sink and the ref, creating a really nice prep area in front of the windows. You can also cheaply put a small prep sink on the range wall.

The range wall can be reconfigured using undercounter ovens with perhaps a speed oven-micro combo on the ref wall or as an over the range unit - the conventional oven and the warming drawer would stay underneath the counter. That would create plenty of counter space and room for a prep sink.

Both sides have counters wider than average and consequently would need uppers that are deeper than average.

Another potential for adding counter space is to take the end near the dw and do a rolls-out table over shorter cabs OR find a roll-around island and park it there. I'd be happy without it - it seems like a lot of counter to me, but your space is just wide enough that you might like it.

Hope some of this is useful and wish you the best with your challenge.

What do you mean by "Little concerned on counter space."

That is my huge concern with this plan...NO counter space where you need it. Where will you prep veggies for cooking or for salads, etc? There is no counter space larger than 15" near a sink in the main kitchen area.

The only counterspace in the main work area is at the far end by the corner table, not near stove or any sink...Would a bench in the corner work better for you there than chairs on the kitchen side?

For the fridge wall, could you trade that counter area for the oven stack and fridge, giving a bit more room to the sink area, then recentering the range/cooktop, allowing more work-counter to each side of it?

Alternate ideas...Same elements with different organization, and table alternatives, just in case:

I think #3 is my favorite.
