I posted this, more or less, in the flooring forum, but there aren't a lot of pine floor types there; I'm hoping someone here will be able to help?

At the end of October we are going to be moving into a townhouse closer to downtown Houston. The second (main) floor of the townhouse has about 1000 sq. ft. of some interesting pine flooring. It's quite wide (maybe 5") and is original to the house (built in 1979 or so). The floor has a bit of a sheen to it and the owner does not wax it, so we assume it is polyurethaned (she has not owned the house for long).

I have 20-month-old twins. This floor is going to experience quite a bit of abuse (I don't think this house has ever housed children, actually). Should I leave the polyurethane, and then when it's all scratched and chipped and yucky (2 years from now? 5 years from now?), strip the floors and put tung oil or wax or more polyurethane or something, OR . . . is htere any reason I should do that now? Is tung oil and/or wax somehow more resilient, better for the floors, more waterproof, etc. than the who-knows-how-old polyurethane (6 yrs, maybe?) that's already there?

I've called a couple of flooring contractors, but, you can imagine, it's a little difficult to talk on the phone with the littles running about, and I'm not sure that any contractors would want to talk to a potential client at 10pm!
