Questions re. layout

Hi

Based on past feedback, I have revised the layout of our planned kitchen. I have a few questions for fellow GW-ers :

(a) I would like to have the sink centered to the window. Unfortunately, due to the clearance needed between the dishwasher and the cabinets, I cannot do so - does anyone have any smart ideas on how I can get the sink centered ?

(b) Will a 30" oven work well under the peninsula as shown ? Is this space enough ?

(c) We will have a potfiller on the wall behind the cooktop.

Ideally, we need a filtered water out of the potfiller. Our GC says that the filter cannot be attached to the potfiller. Do we need a sink on the countertop near the cooktop to get the filtered water or can we have a faucet on the wall behind the cooktop ? If it is a sink, then this could be the prep sink that is shown on the diagram.

Thanks for your help in advance

why can't you just move the sink and DW over 6" so the sink would be centerd? You can get a 24" corner cab. I have one now. Theyr'e not great... but not awful. I keep all my big pots in there. I'm sure there are organizers that would do a better job at it then I currently have.

I've seen a bunch of uncentered sinks that look fine, but if you need symmetry, could you enlarge the window?

This doesn't address your question, but if you have wine fridge, uc oven, prep sink cab coming around the corner - you end up voiding that corner cab space or use it opening to the LR side. Where will you keep all your baking stuff?

Thanks.. the plan is to have the baking stuff in the cabs near the oven.. the above diagram does not show any of the cabs yet

You need to move the sink 12", if I'm figuring right, to center it, but Remodelfla's suggestion still works. A 12" move would actually be better, because of giving you better sized cabinets. Right now to the right of the dw you'd have room for only a 12" cabinet before a 36" corner (lazy susan) cabinet. That's not good for that much. You could move the dw and sink a foot that way and center your sink. The bad part of that is that then the dw is too close to the cabinets on that side of the kitchen, so that when it's open, you can't easily get to any of them.

Is your faucet going to be centered on your sink? Many aren't because of the sink style, and that fouls up the centered look anyway. The other thing you can do is make the sink area appear larger by putting runnels or some sort of inset drainboard over the dishwasher, so that part of the counter, in a way, becomes a visual part of the sink and the whole thing gets centered.

Thanks all.. I am planning to seal the deal with my GC tomorrow - does anyone else have any thoughts on my questions posted above ?

Regarding the 12" move...in our old kitchen we had our DW next to a lazy susan and we didn't have any problems getting to the cabinets above. (We had the same setup, sink + DW + lazy susan + base cabinet around the corner) The only cabinet we had trouble accessing was the base cabinet the DW opened in front of (around the corner & to the right of the DW & lazy susan) and that was b/c it was a standard base cab (small drawer above, full door below). We had no problems w/the upper cabinets surrounding the area (above the DW, in the corner, and above the counter to the right), the lazy susan, and the drawer on that cabinet to the right. But, YMMV.

In your case, though, you have your MW there as well...and that will be a problem since you don't want to be reaching over an open DW to get hot food out of the MW.

So...how about switching the DW to the other side of the sink? I think there's enough room b/w the range and the sink wall to allow it... In addition, the switch puts you closer to more storage (dish/glasses) than the other side.

    Here are two layouts

Layout #1 keeps the DW on the same side:

Layout #2, my preferred, switches the DW:

Is that a cooktop or a range? If a range, you have a lot of appliances for a small kitchen...in particular a wine fridge + extra oven? If it's a cooktop, is there a reason you're getting a separate oven & cooktop? Together, they'll cost more than a range. Also, a wall oven installed under the counter is much lower to the floor than an oven in a range. I recommend you go to a Kitchen or Appliance store where they have one installed so you can see how low it is to the floor. That's what my DH & I did and we realize it was much too low! (The handles of the oven door just barely cleared the floor!) If you & your entire family are short, it may not matter to you.

What is the rectangle with an "X" in it?

As to the prep sink/pot filler you have labeled as a "prep sink", I don't think it will be very useful if it's installed (1) that far back and (2) it looks like it's back in the corner where it might also limit its usefulness. The other issue with it in that location is that it's in the prime landing space for the cooktop/range. However, it is close enough to the peninsula that it probably won't be that much of a problem. Just pivot to your left and you can place whatever you have in your hand on the peninsula.

Laundry Room...I recommend putting in a door to close off the laundry room. Personally, I wouldn't want everyone coming into the house via that door to be able to look in on my dirty laundry or unfolded clean laundry sitting around. One thing I've always disliked is those combination mud rooms/laundry rooms...unless the laundry room can be completely closed off so no one sees it.

You just show upper cabinets in the laundry room's top wall...is there something underneath? If not, they'll be head bumpers if anyone is leaning over to work there (nothing to physically/visually keep you from moving over there while leaning over or sitting down.) I recommend putting full height pantry cabinets there since you don't have a lot of storage in your kitchen.

I just thought of something...wouldn't it make more sense to put the wine refrigerator in the bar area? That would free up space for storage in your kitchen and maybe give you a little more flexibility in locating appliances...
