Proper layout request

Hi all, looking for comments/suggestions on proposed kitchen layouts. I posted pics earlier but as pointed out that's not very helpful without dimensions lol. So got a KD to do some options.

Exsisting layout

http://i1196.photobucket.com/albums/aa409/LaShae_Davis/DavisExisitngFloorPlan11-11-111.jpg

Option 1 - bascially just exsisting with rounded corners gone and better functionality

http://i1196.photobucket.com/albums/aa409/LaShae_Davis/DavisIslandOptions1-411-11-111.jpg

Option 2 - incorporates wish list apron sink but walkway is too tight

http://i1196.photobucket.com/albums/aa409/LaShae_Davis/DavisIslandOptions1-411-11-112.jpg

Option 3 - This is the one i am leaning towards but all those angeled cabinets seem like space wasters.

http://i1196.photobucket.com/albums/aa409/LaShae_Davis/DavisIslandOptions1-411-11-113.jpg

Option 4 - walkways seem so small...

Anyway here is what i have so far. Really appreicate any suggestions.

Thanks!

sorry, just realized pics are not showing in the message, just the links. not sure what i did wrong....

We don't have autolinking like blogs do. So, we hafta use the hard way. It and a few hundred other popular pieces of info are covered in the New to Kitchens post linked below.

Here is a link that might be useful: Buehl's New To Kitchens post.

I can't tell for sure (print is not clear) but I'm guessing that's your fridge by the stairs and an oven or pantry, at the end of the counter, to the right of the sink?

Anyway, I would move the cooktop/range to the counter, behind where you have it now and take out the oven/pantry and move it to where you have the fridge, now. I'd put the fridge (if it will fit...hard to read measurements) at the end of the L-shaped cabinets, to the left of the sink. The island could then be for prep and seating...giving you the slanted wall for a baking area, snack center (beverage fridge/microwave) or pantry storage.

    Just an idea :)

thinking that some curve to at least one side of the the island would be nicer. Agree with lass-move appliances off the island with the exception of a bar sink perhaps. You have 2 long walls and other wall areas to work for you-I'd go big on aesthetic/seating/focal interest for your island.Your space is large...do a grand island!!

thanks for the feedback. I should have done a better job explaining my layout. The cabinets to the left of the sink face the family room so completely open so can't move the fridge there. and honestly my budget doesnt cover moving appliance which is why the cooktop is on the island. Thats where it is currently and moving would involve a big expense. so kind of locked into things being in the places they are.

i agree some curve on the island would look nice but all the weird angles in the kitchen not sure how it would work out.

The fridge is in the space by the stairs and the opening is 48 inches but i am thinking of reducing down to 36 and increasing the cabinet space for more storage.

Do you know for sure that moving the appliances are too expensive? We have a cook top in our island and found out that we *save* money by moving it to the perimeter because perimeter venting is so much cheaper than island venting. If I hadn't asked, I would have thought it was too expensive to move. And pop-up downdraft venting, as it seems you'll have according to the drawings, for a 48" range top will be so much more expensive than for a 30" cook top (and that still was almost $2000 for the highest rising pop-up).

But if you really can't move anything, then Option 4 is my favorite because it gives you the most room to work at the range top, plus the size of the island is in proportion to the range top. But this isn't a very efficient lay-out because the fridge is too far from the prep area and sink and the island acts as a barrier island between sink and fridge - you'll be doing lots of walking while making a meal. I'd find that maddening. You could improve that - and address your concern about aisle widths - by moving the fridge to the left as you have it in Option 1.

And why is it that you can't have the fridge where the ovens are? Because it would be on view? I understand that but I personally would opt for function over form. Besides I see a very nice baking station set up on that angled wall with the wall ovens over there.

Apparently you have found the price on moving the range & it to costly. Have you looked into swapping the refrigerator and double ovens?

have you broken down materials and labour. You can save in many ways-do your own demo, install the cabinets and do your own floors.the reward is you can do other things you think you can't.You have a large space-design wise you should get exactly the best thing you can come up with, and then start looking at the elements and the many ways the cost can be chiseled down. A kitchen lasts a long time-get the plan that works, and yes more time has to spent on this stage. I would not proceed with any of your plans.Aim higher.

the feedback has been great. i will look into how much it would cost to swap the fridge and oven because i can see how that would make more sense and maybe it wont be killer espensive.

DIY is not a good option for me. There is no DH or anyone else handy for that matter available to help me so doing my own floors or any type of work other than painting is beyond my reach.

I really dont mind the cooktop on the island but i can see how going around it all the time to the fridge would get to be a pain.

None of the appliances work so not having a functional kitchen is hard but not having one that makes sense is a long term problem too.

    decisions, decisions....

    thanks for all the advice!
