Here is my dilemma. I am in New Jersey. I am trying to separate out the utilities in the Superintendent's apartment on the second floor from the apartment below it in an older building. There is 1 shower and 1 sink in the bathroom- no washer/dryer, no second bathroom, and 1 kitchen sink - no dishwasher. The bathroom sink and the kitchen sink are back-to-back. The current hot water electric tank needs to be disconnected and a new hot water source installed for the second floor. No natural gas is available. I could box in a new closet, put in an electric HWH and refigure the pipes or I am thinking about an electric tankless HWH. It would save space, avoid a lot of work, etc. In addition, The water meter is on the first floor. The run is short - less than 20 feet.

My questions are as follows:

The upstairs unit will never house a big family. 2 adults and maybe an infant at a maximum. Right now, it is a single guy. With that usage, am I better off with an electric tankless? If so, considering I am in NJ, what size BTU's will I need?

Does it make any sense to put in 2 tankless units? - One for the shower and a smaller one for both of the sinks? That would make it easier to put the shower tankless unit right by the shower and the sink tankless unit under one of the sinks, and avoid the issue of having the source of the hot water be in a different unit, so if access to the lower one is not available, the upper tenant is out of luck.
