Don't mind me, but when I see a floor plan, the first thing I do is walk thru doing the laundry. Dirty laundry comes from the bedrooms and bathrooms. Right now, there is a very long walk through the middle of the whole house to get to the laundry room.

Think about putting the laundry near the bedrooms. Stackables are easy to add to a closet or hallway. Who ever does the laundry will thank you.

We actually added this feature to our home because of the long trek!

Looks like there is room for stackable W/D next to your shower, as part of the closet, or under the stairs.

Then you could take the space, that is now the laundry area, and move the power room there. Gain a window for that space, which is nice. Maybe even add a shower, which is great if there is a pool outside. Or dirty folks coming in from an adventure!

That would give you more great storage space in the mud room also.

I would definitely put the fireplace in the center of the room. It will give you more options for furniture placement and optimal viewing of the TV. Have you considered wiring for a TV above the fireplace? Corner fireplaces are sometimes awkward . From a Realtor's perspective - clients like centered fireplaces more than corner fireplaces. Another thing to consider is that at some point, you may want to add french doors or sliders if you decide to expand to the outside with a covered porch. Good luck with your build! It's a great plan.
