Classic sunburn on the white leaf (last pic).

The tree looks very nice overall, although the canopy is stretching or loosening a bit from the shadier location. That's fine, though, and much better than burning all the leaves off...unless you want to acclimate the new growth to the sun.

The browning leaf-tips are almost always due to the death of the root-tips...whether too wet, too dry, or too much accumulated salt in the medium.

How do you water, and how often? My first advice is to measure how dry the lower root-zone is, and if dry, then a thorough saturation and flushing of the mix.

I would also advise a mix with more gritty, porous elements.

Thank you so much for your help! I know you are an expert but I am just the opposite... I water the plant twice a week. I live in L.A. so the weather is dry. The amount varies but I'd say it's around 1 liter. I've been using tap water instead of filtered in the past months. Does it make a big difference?

Sorry for my ignorance, but how can I measure how dry it is?

Thanks for the kind words. I'm really not an expert...I just have a few years of experience growing this plant and finding out what works well in an indoor environment. I've only ever used tap water, so I don't think that is too important in the scheme of things. More important is a potting mix that won't hold onto those salts in the tap water - a mix that allows you to flush the medium without worrying about overwatering (lack of oxygen in the root-zone).

But now is not the best time to re-pot, even in warm L.A.

To measure moisture, use a wooden kabob skewer. Stick it all the way into the container, wait 5 - 15 minutes, and slide it back out. If the skewer is dry, the medium is dry. So, see what you can discover with that method, and then we can discuss a good soil flushing.

If the container is 1 gallon, then pour 7 gallons of water through the mix.
