My recommendation is to start by thinking through/writing down your priorities for this home. The first question I always ask people who call on me is how long do you plan to live in this home? This answer tells me whether the primary goal is to maximize return on investment (a short term view), or make this house your home (a more long term approach.) Those are two different concepts, and drive the design development phase very differently. Once you know this first answer, the next decisions fall more readily into place.
