Other than the extra long hearth, it's a gorgeous home. I don't think it needs remodeling. If you're serious about it, hire an architect and have some plans drawn up for remodeling. But don't do it based on watching shows like Property Brothers and the like. Home renovation takes longs, costs more and is very stressful on relationships in spite of the fantasy HGTV presents as fact--it's reality TV just like all the other shows on TLC and the like, and only shows a portion of what it takes to renovate a home. DON'T buy a home you don't like thinking you're going to transform it into your dream home!

If you buy this before moving in you might think about removing the popcorn ceiling.

Scalloped edging on cabinets could go along with seriously ugly pulls on cabinets. Removing those would mean painting cabinets.

Fireplace would look more balanced if the shelving was removed.

A lot depends on your furniture and how you arrange it.

I agree, it looks lovely. I suppose I don't see the awkwardness. I also have an older home that is not open concept, so I suppose I have a biased opinion.

I believe you could make the LR feel cozier and not so long by arranging the furniture more conversationally. (I understand this is not yours.) If the TV was in the area left of the fireplace, you could arrange the furniture facing both.

Would the bay area accommodate an oval table for a little more seating? Would there be adequate room to turn it and extend it out toward the kitchen when you had guests?

You obviously don't owe me those answers; I am simply throwing out a few thoughts to stimulate thinking beyond what you're currently seeing. It's a beautiful home! :)
