If you are rehabbing to sell immediately, I'd go with all new fresh sod on the lawn out front and prune the two large trees up at least 12 feet. Put in a real, 6-foot tall light post or get rid of the dinky short one if there's no electricity. For the small planting area immediately next to the house, haul everything out, including the rotting wood, then replant with kneehigh tropicals that will stay small and trim out with quart-size flowering annuals the week before the open house. Top with bark mulch or good compost mulch.

For paint color, the problem area is the carport, which I assume is going to stay. You want a light color under the carport so it does not feel like a cave. I'd go with a very light gray on the stucco and some bold accent color or bright white on the trim. Replace the front door: it is is in poor condition and out of fashion, too. Chop down the overgrown shrubs blocking the view of the carport from the street.

Use inexpensive matching lights for front and back doors. Stylish, not cheap-and-reduced-price because they are out of fashion.

Prune and rake the back and side yards, especially around existing trees and along the bottom of any wood fences. Paint the fences a medium tan or gray, depending on what you choose for the house color. Paint the shade structure white, especially the ceiling.

Any eyesores that are revealed in the neighbors' side yards may be problematic, so peer through the jungle overgrowth before chopping everything down.

If your budget can swing it, recoating the driveway would improve curb appeal enormously. Scrub the sidewalk with a pressure washer, too.
