How to decide how much and what to spend remodeling money on. 50k tops!

New small kitchen, stainless appliances, new countertop (no refacing!)
Keep exiting kitchen tile floor and same cabinet footprint .
Add tile to master bath floor, maybe new shower and double vanity
Remove concrete sidewalk and most grass in front yard
Do drought tolerant landscaping and pavers.
Remove some of concrete patio in backyard
Add wood shade structure (12x10) over existing patio
Add small water feature in back yard

You are both right. Curb appeal is huge. Without curb appeal, buyers won't want to set appointment to see house. But we don't even know if this person is trying to sell the house. Payback is of no matter if they are keeping house for rest of their life.

And Kitchens and Baths do sell houses. Rate of return on home improvement and things that actually sell the house are two different issues.

After decades in real estate I have found buyers want to remodel their homes based on what they want and rarely listen to financial reason because it is their home and they want to live in it.

I have seen homeowners do things that made no $$$ sense but gave them happiness.

That's a huge wish list for 50K! Kitchens and bathrooms sell houses; if you're looking for resale value I would invest the largest portion of the money in these rooms.

Oldbobbi, I hate to disagree with you...really! but the annual cost vs. value survey from Remodeling Magazine says that curb appeal sells houses and has the best return on investment. A nice new front lawn has about a 300% return on investment, whereas a kitchen remodel is about 60-70%.. Best advise is to look at any remodel or renovation as an investment in your quality of life right now and let the future owners take care of themselves. BUT! powayproject...oldbobbi is correct on the budget. Kitchens are high dollar projects, especially if we are talking about a gut remodel. $50K will cover that and maybe the front landscape. Typical master bath remodel costs upwards of $15K, depending on finishes and relocaton of fixtures.
