Bathroom addition

Hey folks!

We're looking to add a double storey bathroom extension. Foundation work will be needed. Does anyone know what the average cost/sqft would be for the metrowest Boston area (think just outside/off the I495)?

Looking at a size of 10ft deep by 9 ft wide for both levels. The lower (first floor) to be a powder room/mud/utility room housing toilet, vanity (Inc. Sink), large coat and boot/shoe wardrobe (56"*29") and possibly a stackable washer dryer. Upstairs would be a full or 3/4 bathroom which we would want a shell, no finishes eg: floor or wall tiles or fixtures for now to save costs. The toilet and sink for downstairs we'd like to reuse from a powder room we're going to get rid of (sanitary fittings are new) so we'd just get floor tiles, paint the walls, splashback behind sink and getting plumbing for the washer/dryer.

Interested in two cost figures :

1- Shell finished with electrical and plumbing all ready to go.

2 - All finished ready to use. We'd much prefer to source sanitary fittings and fixtures, tiles etc than rely on the contractor )unless he can get a better price). So labour cost of getting it finished and what the average quote is that builders use for sanitary and fixtures so we can compare our budgeting.

Don't have a massive budget but this addition would add ease of living and sqftage to our house so we're keen to price it out and try to make this happen.

Your insight, experience and comments are much appreciated!

Thanks!
