Can you be a little more specifc please? Do you want to tear up the whole house? Do you want to focus on the exterior? Do you want to concentrate on the kitchen? How far do you want to go with the renovation and what type of budget do you have?

You mentioned about the screen porch, do you want to expand the kitchen into that area ?

thank you Deborah and Dytecture for your questions. I just sent pictures of the original floor plan and more pictures of the kitchen and the family room.
here are my initial thoughts:
1/ budget 20-30K
2/ kitchen, master bedroom, and master bath are probably most important. Expand the kitchen to align with the back screen in porch???? wow that would be great.
3/ upgrade/update interiors
4/ landscape outdoor area for kids playground and possible pool in the summer?
5/ I will check with heating and air folks but I think that they are good for now.
