is the idea it seems like a powder room to casual guests, but for those staying over there is a door to a tub/shower? sounds fine to me.

you dont need a sink with the tub, just the one with the toilet. keep it to a single hall entrance, i hate bathrooms with two ways to get into them.

BUT. your house will have just 2 baths. thats a ding against it for that many square feet. placement is also and issue, if dinner guests have to go wandering into bedroom hall areas to find the powder room. placed too close to public areas, and sleep over guests will be in their robes uncomfortably close to where others are.

just a thought.
