The warm orange colors of your cabinets are somewhat dated. Painting cupboards is a lot of work, but if you choose different colors for wall paint and countertop then they would look much better. Hi - The corner cabinet by the refrigerator looks odd. I would take off the door and use it for shelves. Rest a plate against the back (standing) and something else small and decorative. Put an decorative accessory on the counter. Other than that, it looks super clean!

We had a huge side-by-side fridge that our realtor recommended that we replace with a smaller stainless fridge. We did as he suggested, not a huge outlay, and put the old fridge in the garage for overflow. It really made a big difference in the kitchen...much more spacious. We had also replaced the counter tops a few years before with quartz. We had an old microwave taking up valuable counter space so that got pitched. After all that effort we left the linoleum floor as is. Turns out the ultimate buyer had toddlers, so that linoleum was a plus in their mind. Jumping out at me in your picture: the cabinet hardware, the chip in the counter, and the paper towel holder. Add a plant on the counter.

From the picture it looks like there may be a chip in the laminate on the back corner of the peninsula. If the countertops are worn, consider replacing them. Look on Zillow or other real estate site and look at similar homes in your neighborhood. What kind of countertop do these homes have? I agree the fridge looks too big which makes the kitchen look too small. Replace it with a nice smaller fridge - possible stainless. Any surface in the home which is damaged should either be repaired, replaced or the offer of a certain amount of money to the buyer for them to replace it (carpet, countertop, paint job) to their own taste.

The major reason homes do not sell is they are priced too high. A home owner may need a certain price to buy the home they want and so not be open to lowering the price. However, if it is not selling and it is in good shape, than consider lowering the price. Zillow will often list comparable homes in the area and what the asking price is for those homes.

Do nothing. The fridge placement blocks cabinets and counter. The next buyer will probably gut it anyway, just to correct that.

You might want to offer a remodeling subsidy of a couple of thousand, which might bring in a buyer.

Look on Craigslist for a counter depth fridge. Your kitchen doesn't look bad or so outdated that it would effect the sale of a house. Of course I am assuming this isn't a $1M house?

Smaller fridge, backsplash, sink and counter tops and new owner would be good to go. Realtor should be advising buyers they have a $5000 outlay and it's done.

I am sorry but I have found realtors to be part time workers that aren't very educated on renovations or home improvements and i have sold many a house. They just want to talk SQFT, price and insurance if in SOCAL. Their selling point on any flip is that you can get insurance to cover any issues.

Sorry to any real realtors out there but you are far and between.

The cabinets are not that outdated. I would replace the pulls with a modern chunky pull. Think chic penthouse when picking them out. Replace the pendant lights with an uber modern stainless fixtures. But the biggest issue is the counter tops, people will have a hard time seeing the great space as their eyes are constantly drawn to the blue. Invest in a granite look a like laminate. ( Lowes or Home Depot )

For the next Open House: Add a bowl of fruit(lemons, apples) on the sink countertop, or something , Correct the chip in the countertop, Remove the toaster oven, New cabinet hardware - or - maybe you can spray paint them, Remove the jug, Remove the paper towel holder, and maybe put a nice picture there for more color. You can buy a countertop paper towel holder for your use, and put it in the cabinet during the open house.

For the long haul, if it does not sell soon: A backsplash, paint, new refrigerator.

That chopped and chipped peninsula looks bad and cramps the kitchen. The angled pantry door may not be very accessible due to the peninsula. If you can match the floor tile, you could reduce the peninsula length, squaring it off where the chopped portion begins. That would eliminate the chipped area and open up access to the kitchen and cabinet. Put on a new counter top and you'll have eliminated the cramped feeling. I'm sure this is a gut for new owners since appliance and sink placement is so bad, but a tweak that makes it look bigger can help sell it.

Lower the price. Band aids to the kitchen will not entice buyers.

What about painting a soft white [and no pt holder: too functional for a visible spot].

Replace fridge with counter depth one stainless one. Take down the paper towel holder, put up a colorful print. Replace the cabinet hardware. Fix the broken laminate.
Is the house vacant? How long on the market? Is you're realtor zeroing in on the kitchen feedback as the problem?

The cabinets are fine, the kitchen is neat as a pin, the lighting looks good. As others have said, replace the fridge, fix the laminate chip, put up some artwork in place of the paper towel holder. Change accessories to warm tones (red, orange) instead of blue and dark. Then paint a much lighter color that coordinates with tile floor and wood tone. The medium tan paint is just not a buyer-attracting color. Good "vanilla ice cream" off white or a linen white would be attractive choices.

Have a serious, one hour talk with your agent about buyer expectations in your area. Page through the photos of houses on the MLS in your area that have sold while yours has also been on the market, then look at photos of your competition.
