House location in Central Arkansas. Built in 1989 and I need to replace all of the original windows due to rotten window seals (not all but most). Most of the brick molds is rotting/rotten and needs replaced. House has Hardie lap siding that runs up to brick molds. Two story colonial with 3 dormers upstairs with front porch below.

Installer says he can either cap or fix rotten sills. This concerns me because I am afraid of missed rotten would that needs replacing.

My wife likes the idea because we don't have to replace inside window trim.

One quote so far for Soft-Lite Imperial LS double hung with full screens. Standard White color inside and out.

Quote is for replacement windows and not removing the entire window. Replace rotten wood/minimal capping exteriors. Not sure how I feel about capping versus replacing? He say's it cheaper to do replacement versus new construction.

Quote is $18,700 for cash.

Not in the quote are 4 - 23-3/4 x 72-1/4 under the front porch that are in perfect condition. Wife wants to replace them as well. Open to suggestions on brands, etc. We have lived here 19 years and will be here another 5-10 yrs.
