Consultant's response: It is really not a hermetically closed unit, so when there is wind driven rain or snow it will allow some snow to come in!

Wind or stormy conditions will create a difference in air pressure outside versus inside of the glass.

So, when wind blows against the glass, it creates a high pressure area on the windward side and air, rain and snow (or sand) is forced into the glass walls connections.

I don’t know how to respond your question, other than reiterating that it will be difficult to close it so tight that no water droplets and or snow will be entering in windy conditions.

Does adding a all-around-glass sunroom onto your deck increase your property taxes?

Adding our retractable glass to your deck will probably not increase
your property taxes. Decks and patios are outdoor spaces and therefore usually
not defined as “living space,” so it is generally not considered a part of the
square footage of your home the way a physical addition (e.g. a larger garage
or extra bedrooms) would be.

That said, municipalities and districts will have their own
bylaws regarding decks, covers, and enclosures, so it’s best to review with the
Building Department in the town or city you live in.
