Cabinets generally come in 3" increments, plan around that. The island is very small for a sink and dishwasher, they fit, but the sink would be off center. Between the wall that is 125" and the island, you will have slightly less than 36" clearance. 42" is generally considered a minimum around an island. If you place your fridge on that wall it will be even less (unless you have a counter depth in your budget.)
