I'm in the process of buying my 1st mfg home. (I'm 63 yo, debt free,
and don't want a big mortgage). I'm looking to put it in a MHP. I've Googled a lot and that
I've been checking them out. I found one that I'm interested in so have been doing tons of research and
drive-bys. I've driven by during the day, in the evening, during the
week and on the week-end. It is not too expensive, not full of trailers
from 1975, and not to far out in the country. I've met and chatted with
the manager 3 times. And I've met and chatted with 3 different
residents. And everything seems good.

Then yesterday I called and spoke with the police department asking
what sort of place it is crimewise and if they had a single sister or widowed
mother who was looking to move into the MHP would they thumbs-up or
thumbs-down the idea. I was told that the park is pretty quite, that
there are no more calls there than to the rest of the city, and that
they would not give a thumbs-down to the idea of moving in there. Plus,
the police station is a 2 blocks from the MHP. :-)

There are other MHPs that are owned by big corporations and have bigger lot fees that include nothing (not water/sewer, mowing, garbage collection). And, there are less expensive ones that have lower lot fees and very very VERY old units in the park. Now, I think I've done everything I can to learn about this particular MHP & the manager.

Can you think of anything else I can do?

Can you get them to guarantee the lot fee for say 3 years? I think that's my biggest concern that I'll get in there this year for a reasonable fee but next year it'll skyrocket. In this MHP I'm interested in, the lot fee includes water/sewer (nice) and the area has been very quit growth wise. But there is a lot of new growth/building going on in the area and I'm worried that the land prices (read taxes) are going to jump big time as the economy recovers. Which means, the lot fees could really grow too. Have you run into this?
