I know many houses built in that time period have hardwood under the carpet. Is there by chance hardwood under the carpet? It looks like someone tried to check in the bedroom 2 photo (one of the corners is pulled up a bit. If so, I'd recommend noting it in the description or on a brochure. You might even consider pulling the carpet back in a closet so people can see it.

I would eliminate the first picture and just use the second picture which shows what is a charming house. No one wants to see a driveway with weeds that need to be pulled.

In the living room can you remove the valance and the old pull down shades from the curtains? At least in the photo the shades look old and yellowed.

In bedroom 1 can you open the shades and let the light in and also emphasize higher up so you don't see the stained carpet?

In bedroom 2 I'd get rid of the clothes in the dryer and also move the chair and lamp from behind the door. Better without anything.

In the bathroom, I'd remove the curtains, raise the shade and remove the paper towels.

Ditch the hallway photo. All it does is make the house look small with narrow hallways.

I also wouldn't show the storage area outside. Not needed and it looks dirty.

Good job cleaning it up. I agree that removing many if not most of the window treatments would lighten it up and make it look more neutral.

Pressure wash the shed. Remove the picture with the stained carpet. You already have enough pictures. You don't need to show every room. It looks neat, clean and ready for a new owner.

I was really on the fence with Mom's house last Fall, some improvements I wanted done, but the realtor said we couldn't recover her renovations money for her if doing that, we should sell with the understanding there would be things a buyer would want to update themselves. Flooring, new appliances, and Oh! - the wallpaper ;) Realtor was right and it sold for asking right away. I hope the same for you and your mother. She must be ready for some good days....let us know.

Your counter may have factored in replacing carpets or refinishing hardwood. Most buyers try to get everything as freshly new for their families as possible. "New house, new start" state of mind. I hope they accept your counter!! Good luck!
