I'd rather see a dark wood or white painted cabinet. Grey is going to look very much "yesterday" in seven years. It's already over-used. The light fixture is pretty but those Edison bulbs are only atmospheric--they create a lot of heat and very little light. I would change the fixture to something else that has LED lighting in it. The mosaic is lovely.

The mirror looks classy but you're combining it with rustic looking shelving. I think the mirror relates to the style of cabinet but the shelves might be a bit "Restoration Hardware". Have you checked the size of the mirror? You say this is a very small bathroom and that frame looks like it will take a lot of room. The overall mirror size should not be wider than your sink cabinet.

Chrome faucets are the most classic finish. Oil rubbed bronze looks good but it's not as universally popular with buyers. I feel bad to be sounding so negative, but you did write in asking for opinions :) What a great friend you are to be taking on this project.

The tile should be fine and the vanity (may have to be painted down the road when grey is passé). The metals (hardware, faucet, mirror, lighting) are not complimentary and I don't think the mirror is the right style. Proportions will also be important. Most likely in seven years, she will have to update the faucet, mirror and lighting anyway; no matter what is chosen. Might as well create a bathroom she loves - who knows - the new owners may not even like a rustic bathroom.

Agree with above -- it seems great and should be easy to update a few details if needed. Fun!

I was thinking about the vanity and there seem to be lots of options out there. The one below is on sale at Home Depot for $233 (original $311) and I really like the color, the simple lines on both the counter/sink and cabinetry. Hope this helps...it's a more classic rustic piece.

Like the stock market, you cannot "time" the real estate market. None of us can see the future, so who knows what will be popular in 7 years. If she keeps the vanity, sink, and toilet neutral and minimalist, she can use whatever lighting, mirror and faucet she wants now, as they are inexpensive to replace, and will probably be ready to replace in seven years anyway. I would use a dark vanity, white quartz counter and sink (a remnant is very inexpensive) and white toilet, and add color through accessories, including light, mirror and faucet. If the floor needs replacing, I'd use 12 in square tile, or a small size hex or penny tile, as these have been classic for the past 100+ yrs, rather than a wood look tile, or large rectangular tile. Simple, neutral, minimal, classic, will never go out of style.

The real issue is, the the wall where the sink sits in between is 30 inches wide. Will it look funny if the vanity is smaller than the width (like it does now with the current vanity being 24 inches wide? It irks me to no end.)

A larger vanity seems nicer, but it depends a bit on whether filling this space would make the whole room feel crowded, or whether you need a spot for a trash can, etc.
