It's a garage door application w/ laminate glass. Suppose you could order w/ insulated glass. We used Pemko brush weatherstripping up sides and top but it's not as tight as a typical door or window.

My wife and I love this windowed-garage door! Overhead Door Co came out and provided a quote on installing this (8' x 8') in our ManCave (apt unit attached to the garage). Seemed a little steep ($4500) since I did all the prep work (demo/framing/header/drywall, etc). I'm curious if any of you would recommend the motor or just a simple, manual pulley system. What does this door have? (Having a motor in the middle of the living room might be a little odd.)

You could look at a LiftMaster Jackshaft opener, which is installed on the side of the door instead of overhead. It depends if you have enough side room. Jay Leno chose that model for his personal garage that Clopay and LiftMaster made over for an episode of DIY Network's "Garage Mahal." These doors can be expensive, especially if you install tempered, insulated glass. You can compare other manufacturers for pricing. Clopay's version is called the Avante Collection. www.clopay.com.

Thanks so much for the advice. I contacted a couple of the local businesses that use these garage doors to open up their restaurant or taprooms and they all said they just manually lift them and have a chain to close them. Pretty easy. My idea is to have these garage doors in a living space (i.e. not a garage), so motor is out.

That's exactly what we did w/ ours. No need for motor.

This picture was the inspiration behind my Mancave remodel! I installed a very similar 8'x8' glass garage door, and I'm having problems keeping bugs from coming in through the corners. Do you have any suggestions?

Have you checked to make sure the weather seals, stop molding, and bottom astragal do not have gaps or wear?
