Great house. What is your plan for the other end of the room? I would make sure I knew exactly how I was going to use the space before I bought a stick of furniture.

That said, my inclination would be to put a large TV on the big wall opposite the stairs, perhaps a sectional in the corner by the stairs, and more seating at the other end to accommodate the Superbowl crowd.

The other end of the room is where the dinning table is at. Currently is is under the hanging lamp, but it may move over to be in front of the back window.

The stairway has made it difficult to balance the room and we want to make sure that there is enough room to walk when coming down the stairs and entering into the room.

Perhaps this layout we just did for a client with a similarly shaped room, might work for you.

There was a second split level Home Office off this Living Room which so it was tricky. We also gave the clients and additional Kids' Play Area at the other end of the Living Room, which is what they required. You could have a grown-up playroom. Have fun!
