1. Where all did you list your house?

2. Did you use a flat fee service and if so how did you find one in your area?

3. Did you sell in a hot market?

4. Was the length of time on market comparable to comps listed by realtor?

5. Did you do anything in particular that made yours sell?

6. When you sold, was it to someone with or without a buyer's realtor?

We are about to sell by owner in a very hot market. House down the street, smaller than ours and for much more than we plan, sold in a week. It was by realtor and never got photos online.

I've talked to a title company and a r.e. lawyer and everything is set to close smoothly, or as smooth as usual.

Everything is ready except whether to use a mls listing or just Zillow and signs.

Any helpful advice appreciated.

    How much does the MLS cost through a flat fee service? I would put it in the MLS to get maximum exposure for a fast sale. In a very hot market agents and buyers will start to think there is something wrong with the house if it hasn't sold quickly. Also maximum exposure increases the chances of multiple offers.

    We had a professional photographer, had signs printed by build a sign and bought a Vinyl PVC real estate post.

    We had multiple offers in a week. The buyers we chose walked away for personal reasons right before we could close. We relisted and had multiple offers again in a week. We had offer without an agent that was too low. The offer with agent was in the range so we took it.

    If you do FSBO when anyone especially an agent is presenting an offer make sure they submit a preapproval with it. The one that they check credit and confirm income too. There is one that nothing is confirmed. I just asked and the agent said they were preapproved. But the person on the contract was not preapproved. They made a huge mess of things.

    I've done FSBO twice, once successfully and once unsuccessfully (ended up listing with a realtor).

    1. Where all did you list your house? (1) zillow and realtor.com; (2) a local FSBO site that is well-known and prohibited additional listing on other sites.

    2. Did you use a flat fee service and if so how did you find one in your area? Not available in either area, but I would have liked to. Just google "flat fee MLS city, state"

    3. Did you sell in a hot market? Alas, no.

    4. Was the length of time on market comparable to comps listed by realtor? (1) N/A, (2) yes, <60 days to get offer.

    5. Did you do anything in particular that made yours sell? You never know what makes something sell, but on #1 we had a website 123main.com, and a professional sign. I also emailed all the agents in the MLS, offered them a buyer's agent commission, and linked to the web page

    6. When you sold, was it to someone with or without a buyer's realtor? (1) N/A, (2) without an agent. We just each had attorneys and worked through the documents.

    3. medium warm ... house was atypical for the neighborhood which narrowed the possible buyer group

    4. Yes

    5. Did all minor repairs, cleaned the heck out of it, had interior painted a nice pale taupe. Listed it empty, not staged.

    On a sort of fluke, we decided to list our house FSBO. We were floored by the response!!

    1. Where all did you list your house?

    Zillow only - and we didn't even do a sign. Plus my "flyer" was very simple.

    2. Did you use a flat fee service and if so how did you find one in your area?

    Nope.

    3. Did you sell in a hot market?

    Apparently. But also, the home was a great home on a great lot as compared to others in the neighborhood.

    4. Was the length of time on market comparable to comps listed by realtor?

    We basically received 3 full price offers within about 10 days.

    5. Did you do anything in particular that made yours sell?

    This one was completely different from prior sales we have done. In the past, we made the place about as perfect as we could - decluttered, cleaned, etc. But those were houses we lived in. On this one, we had renters in the house so we had much less control over how it looked when we showed it. We did still do as much as we could but it was FAR from perfect (for instance, the grass in the beautiful backyard was pretty much dead - less than ideal for showings!).

    6. When you sold, was it to someone with or without a buyer's realtor?

    2 of the 3 offers were from people with agents. The third was an agent herself. We paid buyers agent 3%. Our Zillow listing spelled out that we would pay the buyers' agent this amount.

    We had fully planned to list with an agent once the tenants were out but the waiting for them to leave KNOWING we would be selling was driving us crazy. So we said "What the heck, let's list on Zillow and see what happens." And it sold right away. We saved the additional 2% we would have paid (usually when listing with an agent we do 5% split).

    Having said that, it was definitely more work. DH and I are both attorneys and have bought and sold many times (too many really) - we know the process. But without our own agent we had to navigate all the forms, disclosure, etc. solo. Luckily a friend is an agent so he gave us the forms to work from.

    We may have been able to get more money listing it "officially" but we would have had to pay more too. Ultimately, we were happy with the price we got and have no regrets.

    I am glad we did it. Having said that, not sure I would do it again! :)

    We recently sold using a flat fee listing service. I chose the 6 month plan for $99. The house was listed by this service in the MLS, Realtor.com, Zillow and hundreds of other similar sites. We have a seller's market. It sold in 4 days, much faster than comparable properties listed with regular brokers around the same period. The house was completely renovated and spotless. It was a vacant house but minimally staged. (Dining and living room furniture, no art, bathrooms prettily accessorized) It was sold to a buyer who had a realtor.

    I had a professional looking colorful sign made by an online sign company (double sided $12). I printed flyers for the box in the yard and detailed brochures that I left for realtors and their clients inside the house. I held one open house, it sold the following day. I had a lock box (borrowed from a friend) for convenience. I will definitely sell my next house this way.

    I LOVE my flat-fee Realtor. She gives full service if you need it, but you pay between $500 and $1000 a listing, depending on how much help you need (I don't need any). My listings fly off the market. Only once did I go 5 weeks. I was kind of surprised, but we got an offer that was almost full price.

    We listed with a local transaction-only realtor (basically a flat fee service) who put it on our local MLS, and then it carried to realtor.com, zillow, etc. etc. (the usual suspects plus some regional sites that are more used in our area).

    Yes, and googling "Flat fee realtor + Denver" and other like terms until I found a website that looked legit. :)

    3. Did you sell in a hot market?

    So-so. Denver is a very hot market, but we sold about 1.5 hours outside of town in a rural area. Prices were really good but it still takes a while to sell out there.

    4. Was the length of time on market comparable to comps listed by realtor?

    About 5-6 months total (but we messed up and started the listing at the beginning of winter - showings and offers picked up in spring/going into summer obvs), which is same as realtors' listings for that area

    5. Did you do anything in particular that made yours sell?

    I made my own flyers and put them out on signs in the front yard, and I did all the showings myself - got good at the sales pitch! Also, make sure to include in your listing that you are offering a commission to the buyer's agent
