Facade Ideas

Looking for outdoor reno ideas on this commercial building on busy corner in downtown area of small, quaint village. Would like maybe signage on each side of building.

    My suggestion would be to first remove the black awning and then paint the building. I think a light green with blue trim or a light brown with red trim would look really good on this building. Good luck!

    Would be more of a professional building, ie, Insurance, Real Estate, Driving School, not a retail outlet.

    To me this seems like ideal location for something like a Tea Room not professional building. Unless this is in low rent area, I would be careful what you invest. Is this for investment purposes or your own use. I see second floor is that rentable space too or potential apartment space, multi-purpose residential/commercial? What is it currently zoned for?

    It would be ideal for that, this is located in a boutique-style block but not quite our style. It is residential/commercial zoning, very high rental, on high profile corner. Two existing apartments on back side, upper presently being converted to another apartment and for a rental having salon services- was bought to relocate a driving school. ?? maybe lower floor could be divided to accommodate both - good idea, thanks.

    Hire a local designer. They are familiar with signing regulations, approved colors and materials, and any other red tape and regulations that encompass commercial real estate.

    A designer would be helpful, but a local architect might be what you need if you are "refurbishing" this property? They have the relationships with local permitting and etc. Make sure they are familiar with the area and the local politicians! I think doing anything right now is probably premature. First, figure out the rules, and what possibilities might exist for the front façade. Architects could prepare color sketches of potential "looks" and that is very useful in talking with potential lessors and/or local officials. For example, if this is suitable for a Spa type business, the awning might be pink and white stripes! But if a architectural firm, Navy blue with gold lettering. So, spending any money on the outside at this stage is not wise.

    Thanks. Mayor is already on board, have inside professional contractor for inside, will see if he has thoughts also.
