Need Help with Kitchen Layout

This layout is not working but I can't put my finger on it. Not sure if the island is in the wrong place. If we should get rid of the pantry and expand the kitchen all the way to the wall. Looking to make the kitchen flow better. Any ideas would be greatly appreciated. Completely open since this is new construction ranch style house at 2700 sqft.

    I would suggest also posting in the building a home forum along with your elevations. For example do you really want your laundry off in the furthest corner away from where most laundry is generated? And the fact you need to walk through your kitchen carrying laundry to get to the laundry room?

    That's just one thing I see.

    Great idea about the laundry cpartist. Devin could easily switch the tech room with the laundry. I have a small computer room off the kitchen and find it very handy.

    I like cpartist's and Karenseb's suggestions to relocate the laundry to the tech room, unless you need access to the area of the back yard behind the garage, for a clothesline.

    What is it that is causing anxiety, or that you don't like? I still like the layout--you have separate clean-up and prep areas, with a nice work triangle. The fridge is easily accessed from the living areas, but no one needs to enter the work zone to use it. You have drop zones for incoming groceries. The hood and range are nice focal points from the DR and great room, and clean-up sink is under windows. Traffic does not pass through the prep and cooking zones.

    If the island seating being directly under the beam is making you uneasy (valid point according to Feng Shui recommendations), the pantry and mudroom could be made a little narrower, and the kitchen moved that direction:

    My favorite positive about the original kitchen layout is no corner cabs. I would love the open access that all your cabs would have.

    I like the I like the last drawing cpartist laid out. It seems cohesive and I like the more protected work areas in the kitchen. Very nice.

    I like CPArtist's as well.

    • Good separation of work zones
    • Multiple Prep Zones (one on the island and one on the perimeter b/w the range and cleanup sink)
    • Primary work zones are all protected from through-traffic
    • More work/landing space around the range,
    • Pantry is closer to the garage entrance where the groceries will most likely be coming into the house
    • More in-Kitchen storage

    Why are you pulling the island out further than in your original plan?

    I don't believe that the island is coming out further. Did I miss something? Thanks for all your help CP

    MamaGoose changed the island location, that's probably the one CPArtist is looking at.

    Since you have back-to-back seating at both the island and table, you should have at least 60" b/w the island and the table.

    On the other sides, you need:

    • Top wall: 48" to 54". 48" will work b/c it shouldn't be a major path to the Loggia - unless you plan to frequently go to/from the Kitchen & Loggia using that path. If so, then 54" is better.
    • Right wall & doorway: At least 54" b/c it's a major traffic path to the Loggia
    • Bottom doorway: At least 54" b/c it's a major traffic path to the Loggia and the rest of the house.
