Converting One Bathroom to two bathroom

Hi All,

I have 2 bathrooms in the upper level and a half bath on main level.

Upper level Hall Bath dimension is 16x5. We are a family of 3, and no issues right now. But thinking of converting that large bath into 2 small bathrooms, one will have access from an adjacent bedroom and one with access from loft. Thinking of this mainly for resale value of house.

High level cost quoted is $20K. I will shop around to get few other quotes...

Is it worth the remodel? Or should I just upgrade the bath, that would stay under $7K?

Thoughts?

    Ask a realtor. No way that a lowball quote like that is going to be a final total. Not with that amount of plumbing that needs to be added and all if the repair from that. Unless you're doing a plastic tub with a snap lock surround and $49 HD vanity.

    I am in St. Louis MO. My frist contractor came by yesterday and took a look. Let's see what he bids.

    And yes, I plan to ask an realtor after I have some real quotes.

    Hi Anita! We are in St. Louis, too.

    Based of what you have said and reviewing your floor plan, we do not view splitting the hall bath into two to be very valuable. Two 'mini' bathrooms would most likely not be very appealing to a buyer. We would recommend sticking to a renovation plan without splitting it. If anything, it would be more valuable to add a full bath connecting to the bedroom on the south end of the plan. Perhaps sacrifice a portion of the loft? However, this would be rather expensive, but that would really add value having a true 'guest suite' with a connected full bath. Feel free to reach out to us for more advice!

    Update..
    Couple quotes came back. 36K and 30K.
    Trying to justify the worth.. I thought more bathrooms are always preferable.

    Basement is unfinished. I feel like there is more appeal in finishing basement with that money.

    Anita,

    A finished basement could be a great use of your money! Finished basements are in high demand for people with children. You could finish it off with a great living space, bar area, and guest bedroom with adjacent bathroom. Basement guest bedrooms are nice because it gives your guests a sense of privacy away from the rest of the home dwellers. Just a thought! This would most likely add a substantial amount of value to your home as well.

    Many buyers don't worry too much about their children sharing a bathroom, as long as it's a good size and the parents have a great en suite of their own. Hope this helps, and best of luck to you!
