Floor Plan Feedbak

Hi there,

I posted awhile back a floor plan we first designed. Since then, our circumstances have changed. The property to the west of ours went on the market and immediately went pending. Due to the lot being land locked, the deal fell through and the owner came to us to seek either an easement through our property or for us to join forces and seek a street vacation from the city in order to gain access. Which neither sounded good to us, so we ended up purchasing the property at way below list price and essentially doubling our lot size.

With this new purchase, we decided to go back to the drawing board and design a smaller house that we could build now and then build our original "dream" house on the new lot at a later date after the dust has settled.

Our new plan was designed with it eventually becoming a future rental, so we weren't looking for any fancy rooms or features. We based this design mainly as a very large shop/storage with a living space above.

Our sloped lot is in Washington State. The house will be facing east with rear entry garage from the west.

Thanks in advance...

Is this house compatible with the other houses in the area?

Structural posts and garages don't mix well, inside or out.

Access to a closet through a bathroom is a potential future mold problem.

Try to make the house look good without the obviously fake shutters.

How does the site circulation work? Does a first time visitor park in front of the garage and walk through the unfinished basement and up the stairs to get to the main spaces, or is there parking located outside the front entrance?

Make a furniture layout to see how it works.

The transition between the vaulted ceiling and the flat ceiling may look odd.

Any bedroom in the lower level will be required to have an egress window.

    And there's probably more.

a kitchen works better with the fridge on one side of the sink, and the dishwasher on the other, and the fridge and sink closer together.
Will you have a dining table and island seating?

you need a possible furniture layout to understand the plan and relationships better

in the second and third bedrooms' wardrobes, it seems you have doors a distance away from the actual hanging/shelving . I can't be sure on that, can't read many labels, but if it is so, it just wastes space. a wall of built in closets will look and function the same, and use less space.

increase the size of the south facing bedroom windows. elevations look odd with equal gaps and equal wall lengths

The master bathroom seems large. the toilet for instance
consider switching the toilet and shower, for a window near the shower area. or add a window where the toilet is at least. pay attention to elevations though
The bench in the shower is tucked away rather oddly, and would probably be unpleasant and dry to use. get rid of that niche and have a bench along the width of the shower. Also simplifies tiling there. extend the pantry in that space.

try getting the walk-in closet separate, not accessed through the bathroom
the one is a dry area, the other a wet area

do you plan on having dressers in the bedrooms

the laundry seems small to iron in, though again, I may be mistaken, not seeing the dimensions clearly

the front elevations seem off balance. The windows along the stairs; can they be vertically longer as a start

and Mark is correct regarding the shutters
