VERY low appraisal

I'm in a Philadelphia suburb and made a full-price offer on a 9-year-old townhouse. The appraisal came in $30,000 below the list price. Am I crazy to still purchase at full price?
I think this area is trending up, and there are 2 pending sales in the same development that support this. Since the sales haven't closed the appraiser can't use them in his assessment. One will close at $20,000 less than the unit I am considering, but it is an interior unit (mine is an end), It has parking for 2 cars, mine has parking for 4, and I have a little bit larger lot with a slightly better view.
