This is a personal choice that only you can make.

Have your Realtor run comps for rental rates and vacancy rates in your targeted SFR communities and targeted condo communities. One thing to take into account is that there are frequent rental restrictions in condo communities that do not exist in most SFR communities. This varies from neighborhood to neighborhood. Your Realtor will be able to explain in more detail.

IMO, if you have a third party that can disrupt your rental, you are adding in a layer of risk. In my area, which is no where near Ohio, condo boards set arbitrary rules for tenants and frequently turn down tenants after the landlord has screened and accepted the tenant. Naturally there is no recourse by the landlord and then the owner has to start all over to find another suitable tenant. Another thing, some condo boards or property management companies take 30 days to approve the tenant (or not approve). This 30 days starts after you have a signed lease and done all of your due diligence so you automatically have more than 30 days lost to vacancy. It is a real issue in S Fl where I am a Realtor. I would be very cautious in selecting your condo. There are condo boards that limit the number of tenants in the community too.

Compare the benefits to renting in a condo to renting in a SFR too. IME you have higher returns with a SFR than a condo, but it may be different in Ohio.
