Hi all, we want to finish our basement, stuck on layout.

We would like to have a study, gym, kids play area, tv area, full bathroom w walk-in shower, kitchenette.

All plumbing pipes are along the north side on the ceiling.

We are not too crazy about the 2 current layout designs but don’t have any better ideas. Contractor is waiting. Any suggestions would be highly appreciated.

plan2: gym where BR is, BR where TV is, this opens up the gym area as TV area. I like plan better but then the BR would take too much space making a narrow walkway btw the stairs and the BR. The bottom walls of the stairs will be knocked down to create visual opennes.

Any input would be appreciated.
