Beach House Flooring Transition

I am remodeling our beach house and we get a lot of sand tracked into the house. The front door will be aligned with the patio doors so am thinking that I should put tile in this path. The living room will be on one side and dining & kitchen will be on the other. The space isn’t large. I am thinking Hallmark Laguna or Malibu hardwoods. Do you suggest tile and if so, what color, design, texture would you recommend. This photo is before any renovation begins. The door will be larger but gives you an idea of what the view is outside - on a snowy day. Thank you!

Wow. Figure out how to get windows across the entire back of the house! As to the flooring, the carpet needs to go. You might want to consider the tiles that look like wood. Sand gets everywhere! Not a fan of multiple flooring surfaces in a house, as we get older it creates a trip hazard.

Look at nana walls as an option to give you the view and access. I don’t know where you are on the sea or if that would fit your needs, but having indoor-outdoor living is all the rage. One other comment, I live on water and got rid of the deck in favor of stamped concrete raised patio. It is a lot less maintenance and I don’t have bees and wasps building their nests under the deck. Live in the house an entire year before you decide, as it is expensive and may not be a good choice for you environment.

The carpet is going. I was thinking of having a swath from one entry to the other transitioning to hardwood on each side. We live in this house year round so thought that tile that looks like wood would be too hard and cold. Is that not the case? The sand that can get tracked in would eventually sand the hardwood so thought something that transitioned might work. I am in the Pacific NW with a powerful wind with potential gusts 50-80 mph. We had nano walls at our last house and loved them but because this is our “weatherwall” we can’t do one big door but there will definitely be a wall of windows to get the light. P plan to remove the deck and go straight to patio for reasons you mentioned. The bees live under our deck.

Understand the wind issue which is why I couldn’t do one either. My house sits on a point on a lake and the wind during bad storms has ripped out trees and hurled them like jaggers. On the issue of the tile flooring, yes in the PNW I think the floor being cold would be an issue. I made the mistake of putting in slate in a Conservatory with no under floor heating because the salesperson said I wouldn’t need it. Big mistake. Electric underfloor heating on a large space would be very expensive and the way to go would be water (boiler) radiant heat underfloor. It’s the best healthiest heat to have. If you go with hardwoods, go with a rustic wideplank flooring and get an auto vacuum. Is radiant underfloor heat possible?

Radiant floor is not possible for the whole lower floor of the house. We will put it in the bathrooms. I have already selected the hardwoods, it was listed in my initial question so that people would know the color shad that would be used. It is Hallmark Laguna or Malibu. The Laguna is light and the Malibu is a little darker. I want a tile strip door to door so that the sand won’t damage the wood floor. Just not sure of the color and design.
